As the City Manager, I’m responsible for overseeing all construction activity in the Augusta Market. This position requires me to qualify all homes that enter our production pipeline and make sure that each property is processed in such a way that results in outstanding homes that meet or exceed market standards and expectations with regard to quality and budget controls. As the Construction City Manager, I’m responsible for accurately managing all aspects of estimating, constructability, and value analysis, including the timely management of take-off functions, subcontractor bid solicitation, estimate maintenance, and final deliverables. As head of the Augusta Construction Department, I’m responsible for the development of variable cost options and value engineering/analysis in all building systems with a thorough understanding of the inter-relationship of building systems and their impact on the overall project budget design, quality, and life cycle of each property.
With over 29 years in the construction field, I’ve been able to acquire excellent construction management skills. Capable of carrying out reviews of work progress on a regular basis. I’m able to analyze, manage, and mitigate risks. Always making sure that the construction standards are of high quality and ensuring that the use of proper construction techniques is always followed. I’m always planning as well as making decisions to prevent problems or any potential emerging issues.
ESSENTIAL DUTIES AND RESPONSIBILITIES AS CONSTRUCTION CITY MANAGER
Track and provide daily reports regarding project status and construction team progress to the Regional Construction Manager.
Adhere to quality standards, budgets, and schedules.
Adhere to Company Bid Policy when selecting general contractors.
Participate in training and oversee team members.
Maintain accurate financials with the aid of company programs (Basecamp, Sales Force, Yardi).
Ability to give direction, adapt to change, establish relationships, build consensus, anticipate roadblocks, and work in a team environment.
Project Closeout and Documentation.
Visit job sites regularly to evaluate issues and to ensure compliance with building regulations, company standards and safety regulations.
Process requests for information (RFI’s) and change order requests, ensuring files contain all necessary documentation.
Director of Construction K o l t e r Homes, LLC. A p r i l 2 0 1 3 – October 2022
As the Director of Construction, I was responsible for overseeing and handling various communities in the South Florida, Treasure Coast Region. Key responsibilities for managing each community consisted in all aspects of construction such as planning, directing, coordinating the activities of workers, overseeing contractors, and monitoring performance. A very important part of my responsibilities was the constant push to reduce costs without compromising quality of construction or deadlines while managing each project from conception to completion. Coordinated with Superintendents and crews to meet schedule requirements and project timelines.
As the Director I was also saddled with the responsibility of managing a construction team of 21 Construction Managers and Construction Assistants who in turn helped me achieve the coordination of multiple construction projects, ensuring that all construction was completed according to plan from conception to completion.
One of the top priorities as part of my responsibilities was to ensure all safety and environmental requirements were maintained on all job sites in through the region in accordance with OSHA and current Storm Water Pollution Prevention Plan (SWPPP).
Construction Manager Lennar Homes- Florida 2009-2013
Worked with contractors to ensure the completion of single-family homes, Town Homes and Multi-Unit Condominium buildings from start to finish. The total production volume averages were from 4-to-7-unit Condominium Buildings at a revenue value of nearly 3 million dollars per building. I coordinated activities and information management between all departments keeping the team abreast of project timelines and deliveries. Responsibilities included scheduling contractors to meet installation and inspections, ensuring that all building cycles were met in a timely manner. Trained all new Assistant Superintendents and I was responsible for overseeing all day-to-day tasks. I conducted excellent public relations with customers, vendors and local building authorities. Responsible for dealing with customer questions, complaints and resolving homeowner issues. Responsible for running site safety meetings and subcontractor orientations. Responsible for handling multiple projects concurrently. I was a team builder bringing enthusiasm and energy into group efforts. Responsible for organizing complex projects, defining project priorities, and delegating tasks.
Construction Manager. M.I Homes- Florida 2004-2009
Responsible for adhering and managing timelines to ensure completion of semi-custom-built homes by working with contractors regarding scheduling, deadlines, and homeowner changes. Coordinate scheduling of materials and take-offs. Carrying loads of 16-20 semi-custom homes in construction at a time, from lot clearing to Certificate of Occupancy. Work with contractor’s payments and issue purchase orders, making sure that scopes of work meet industry standards. Scheduling inspection and changes as per county building codes. I was responsible for making great homeowner building experiences by interacting with homeowners throughout all stages of construction, starting with pre-construction meetings, pre-drywall, new home orientation and final pre-closing orientation. Responsible for answering homeowner questions and resolving concerns in a timely and professional manner.
