Tel. 347-***-**** email: *************@******.*** John Stamoulis is a seasoned construction professional with over 35 years of experience in the construction industry in the tri-state NY/NJ/PA area and most recently in South Florida. During his career, he has overseen design preconstruction, project management, budgeting/estimating, scheduling, procurement and construction.

He rose from Chief Estimator to become a Senior Project Executive/Managing Director. His experience is quite diverse: he has managed the construction of large-scale residential, corporate, retail, commercial, healthcare, transportation and education facilities. His management experience also includes large-scale commercial, hospitality, residential, gaming, and government construction projects. In addition to managing all aspects of project delivery during both preconstruction and construction, Mr. Stamoulis’ responsibilities have included negotiating contract terms with private owners and public agencies, meeting with community boards and local municipalities, participating in lender presentations, reviewing and negotiating major tenant lease requirements, participating in negotiations with local unions, and helping to develop project labor agreements (PLAs) for specific projects. As a Development and Construction Executive, Mr. Stamoulis has been responsible for providing overall direction to the project team delivering assignments that were fully consistent with the owner's expectations. John has led design document development/review from the project conceptual phase to final GMP documents to ensure the design met all local code requirements and adhered to the owner's design intent and budget requirements. Specifically, working through his project team, he has overseen project budget development and value engineering analyses, conducted design review meetings and led the review of design documents, coordinated value engineering studies, and helped to develop site logistics plans. Mr. Stamoulis also reviewed work scopes, budgets, and schedules. On projects requiring a GMP, he managed the preparation of GMP documents, conducted pre-bid conferences, supervised the contractor prequalification process and ensured that the bidding process was conducted in the most open and professional manner. During construction, together with the Project Manager, Mr. Stamoulis has conducted onsite job meetings and, in conjunction with the Project Superintendent, coordinated construction activities. He continuously reviewed project progress and forecasts and managed the preparation of all monthly reports for the duration. In later project phases he evaluated and approved change orders, reviewed payment requisitions, coordinated punch list items, and supervised closeout. In summary, working closely with the project team, Mr. Stamoulis has managed the total budget, schedule, and construction process from the concept stage to final owner occupancy. This project is a 39th Floors, 844,000 GSF, consisting of 544 Luxury Rental Units, Offices and Retail mixed use development project in the prestigious Biscayne Boulevard of Miami. John is providing preliminary preconstruction services such as budget, schedule, soft cost review and recommendation and other activities for the developer. Project is expected to start 2nd quarter of 2025. Mercedes Benz Residences, Miami, FL

This is one of the largest Mixed-Use Developments Projects not only in Miami but the entire State of Florida. The Project consists of 2.6 million SF centrally located in Brickell, Miami. The project includes Page 2 of 6

1.2M SF, 790 units of MB Branded Luxury Condos, (the very first Mercedes Benz branded residential), 200 Key Hotel, 230K SF of Offices120K SF of Wellness Center and Endless list of luxury Amenities. John is acting as an owner’s representative on behalf of wealthy European Investor and oversee Pre-Construction, Construction, Financial and all other interests for the owners. Dolce & Gabbana Tower, Miami, FL

This is one of the tallest Mixed-Use Developments Projects in Brickell, Miami. The Project consists of 820K SF 90-Story Luxury Branded Condos. Supertall height of 1,049 Feet, the Maximum allowed by the FAA. A fashionable Construction is outfitted in Black and Ivory and topped with an elaborate gold crown. John is acting as an owner’s representative on behalf of wealthy European Investor and oversee Pre- Construction, Construction, Financial and all other interests for the owners. Raptor Bay Development, Ritz Calton Residences, Bonita Springs, FL The Property is a 10-year Master Plan Development consisting of 1600 Luxury Units on 550 acres along waterfront Estero Bay, FL totaling 2 billion Dollars. The Master Plan includes 10-22-story Luxury Condos High Rise Buildings, 18-Mid-Rise Luxury Condos and 30 Luxury Villas. Phase 1 will include 2-22 Story Ritz Carlton Residences that include 224 Luxury Units, 1,600,000 GSF, 450 Car Parking Garage, a man- made Lagoon, 3 large pools, luxurious amenities, an 18-Hole Golf Course designed by Ray Floyd and a 9- Hole family friendly family course with a complete renovated Clubhouse. Additionally, there is a Marina for luxury boats, 2 5-star restaurants, an outdoor amphitheater for public events and much more. Super Luxury Senior living development consisting of 16 mid-rise buildings totaling 350 million dollars. Development includes very high-end finishes that is the most luxurious senior development project in the country. John oversees the overall development from early design, zoning/permitting, pre-construction, budgeting, hiring all consultants, contractors, GC/CM firms and final acceptance. Grandview at Bay Beach, Fort Myers Beach, FL

Super Luxury 14 Story Development totaling 90 million dollars. Development includes 58 Luxury Condo Units with super very high-end finishes and luxurious amenities. John oversaw the overall development from early design, zoning/permitting, pre-construction, budgeting, hiring all consultants, contractors, GC/CM firms and final acceptance.

520 Fifth Avenue, New York, NY

Mixed Use Commercial/Retail/Residential, 1000 ft Super tall 430,000 GSF tower located in prestigious Fifth Avenue. Project will consist of 30 floors of boutique like office space, two story retail and 100 Super Luxury Condos on floors 31 through 77 with state-of-the-art amenities. John oversews all due diligence, budgeting, scheduling, permitting, design and all pre-construction efforts for the project. 277 Park Avenue, New York, NY

120 million Very High-End Luxury Lobby Renovation, Exterior Façade, Exterior Plaza Restoration located on top of Grand Central Station train tracks and 38 Elevator Modernization. This renovation is a complicated five phase renovation on one of the busiest commercial office towers in Manhattan. Tammany Hall, 100 East 17th Street, New York, NY

This 50 million commercial renovation to the historic Tammany Hall on Union Square will create an iconic home to high-end commercial tenants such as technology and hedge fund clients. This Landmark 6 story, 60,000 SF property is undergoing an extensive structural reconfiguration to accommodate its changed use; services to the owner include design-assist services to achieve efficient and cost-effective solutions to the adaptive use including a very complexed structural bracing system of the two landmark exterior facades to remain. Work also includes a sophisticated infrastructure backbone to accommodate the technological needs of anticipated high-tech tenants. The project includes a high performance, fully glazed parametric roof enclosure.

Crossings at Jamaica Station, Flushing, NY

This 300 million Mixed Use Development at a major transit hub at Queens’ Jamaica Station with the AirTrain link to JFK is a new, superblock, residential development rising 30 stories above Archer Avenue and Sutphin Boulevard between the LIRR and NYCTA subway lines. This 659-unit residential, mixed- use community development is an important part of Greater Jamaica’s revitalization. The development includes a 30-story high-rise, 14-story mid-rise, parking for 176 vehicles and 25,000 SF of ground floor retail. The high-rise offers 539 market rate units, while the mid-rise offers 120 affordable units. The high- rise has community, residential and amenity space on the 4th floor, and residential units from the 5th to 30th floors.

77 Hudson Street, Jersey City, NJ

The 425 million project was one of the largest mixed-use developments in New Jersey. It consisted of the construction of two 50-story, 981-unit residential towers, a 10-story, 1,000 car garage and 10,000 SF of ground floor high-end retail totaling 1.5 million SF on the Jersey City waterfront. One of the towers housed luxury condominiums while the other provided high-end rental apartments. Both condominium and rental units contain high-end finishes with floor-to- ceiling curtain wall, hard wood flooring, marble bathrooms, European style kitchens with granite and quartz counter tops and high-end appliances. Both towers have their own fitness centers, saunas, private theater rooms, virtual golf, cafes, libraries and business centers, and both share an Olympic size pool and hot tub surrounded by beautiful landscaping. This was a CM at risk contract (GMP) and Mr. Stamoulis was “Principal-In-Charge” of a labor force of 800+ workers and responsible for all preconstruction and construction activities, leading a team of managers, superintendents and other professionals.

801 Amsterdam Avenue, New York, NY

The 65 million project is a 15-story high-end apartment rental tower on the Upper West Side of Manhattan. The 166,000 SF building contains 100 rental apartment units, 15,000 SF of parking, 50,000 SF of prime ground floor retail space complete with escalators and elevators, luxury lobby entrance, exercise rooms, and other amenities. The building’s foundation is 50 feet deep into bedrock and adjacent to an old historic church. The exterior wall is a combination of precast and window wall.

“The Langston,” 68 Bradhurst Avenue, New York, NY

The Langston is a 68 million, 330,000 SF, 180-unit mixed-use development that is part of the Housing Preservation and Development Cornerstone Program. Adhering to more traditional building systems, the superstructure is an 8-story brick and plank bearing wall construction. The apartments feature three levels of finishes, which presented a unique challenge to the installation schedule and phasing of trades. The project also includes 30,000 SF of ground and mezzanine level retail, home to Starbucks, NY Sports Club and Bank of America. Mr. Stamoulis oversaw all late construction activities, including closeout and turnover of every unit as well as managing the property. 88 Leonard Street, New York, NY

The 90 million project consisted of the construction of a 400,000 SF, 21-story, 80/20 luxury rental residential tower above two levels of below-grade parking, a restaurant and medical office space. Project challenges included an intricate excavation and sheeting operation that was adjacent to an active subway station and numerous Con Edison vaults. In addition, the adjacent properties were registered as historic Page 4 of 6

and had to be closely monitored during construction. Mr. Stamoulis oversaw all preconstruction activities, including estimating, bidding, award of all trades and the overall management of the project. 188 Ludlow, New York, NY

The 64 million project is a 23-story 80/20 rental residential tower located on Manhattan’s Lower East Side. The 213,000 SF building contains 243 rental apartment units, an impressive lobby, 6,000 SF of retail space and various luxury amenities commonly found in condominiums. The building’s foundation is built over an active subway line and is supported on drilled caissons and isolation pads to alleviate vibrations caused by the trains. The exterior wall is a combination of masonry and window wall, providing great views of the East River. John was in charge of all preconstruction and construction activities including NYCTA negotiations, DOT presentations, utility relocations, local community relations and difficult site logistics.

“The Laurel”, 400 East 67th Street, New York, NY

The 145 million project is a 30-story super-high-end residential tower located on Manhattan’s Upper East Side. The 235,000 SF building contains 149 luxury apartment units, an impressive lobby, 24,000 SF of office/retail space with separate lobby, a two-level garage with a dedicated two-car lift and luxury amenities such as an indoor pool and lap pools. The building foundation is five levels deep into bedrock and adjacent to a private school and a landmark Catholic church. The exterior wall is a combination of Indiana limestone and window wall, providing great views of the East River. Mr. Stamoulis oversaw all preconstruction and construction.

310 West 52nd Street, New York, NY

The 85 million project consisted of the construction of a 260,000 SF, 42-story, residential tower in midtown Manhattan. The tower was cantilevered 30 feet over an existing hotel/garage property. All condos are equipped with high-end cabinetry, appliances, marble floors and hardwood floors. Mr. Stamoulis was involved with preconstruction and acted as a liaison between the architect/designer and owner. 10 Rittenhouse Square, Philadelphia, PA

Designed by Robert Stern, this 135 million, 560,000 SF, 35-story mixed-use, high-end retail/ office/luxury residential tower was constructed with an “old world” look in downtown Philadelphia. The first five floors contain retail and office space. The luxury condominiums contain Robert Stern’s unique finishes such as Poggenpohl kitchen cabinets, Subzero and Viking appliances, and hardwood and marble floors. Building amenities include an enclosed pool, wine cellar and indoor garden. Mr. Stamoulis was involved in both the preconstruction and construction efforts as an owner’s representative. Spring Street Development, New Brunswick, NJ

The 45 million project consisted of the construction of a 400,000 SF, 26-story mixed-use building in downtown New Brunswick. The building consists of a 225,000 SF residential tower, 65,000 SF office space and an 110,000 SF, 450-car garage. The building’s common roof is landscaped, and the building offers both outdoor and indoor pools, a fully equipped exercise room, media room, party room, putting green, running track and picnic area. Mr. Stamoulis’ responsibilities included value engineering, architect/designer and owner liaison, and all zoning issues as well as all preconstruction efforts. Higher Education/ Healthcare:

Fordham University, Bronx, NY

The 90 million project consists of four 7-story buildings located on the historic Fordham University Campus. The 175,000 SF project contains 120 apartment suites for student housing. Unlike the typical

“dorms” found on other campuses, this project provides city-like lifestyle type housing equipped with the latest technology. The 500 million project consists of three major projects over 6-7 years, including a new Student Center, cafeteria and basketball arena. Unique challenges included the multi-phased logistics program, implemented while working around an active campus; coordination with major utility upgrades including a new Con-Ed substation; and constructing temporary facilities to maintain student life and activities. Mr. Stamoulis oversaw all preconstruction activities.

New York Presbyterian-Lower Manhattan Hospital. New York, NY This 16 million, 14,000 SF, 22-bed renovation created a new prototype patient floor that was planned to be the standard throughout the hospital. The renovation included major infrastructure upgrades including mechanical, exterior restoration, new windows, electrical upgrades and lab renovation. Rockefeller Research Laboratories, 430 East 67th Street, New York, NY Work included 10 laboratory renovations for Cell Biology, Developmental Biology, Molecular Biology, and Structural Biology, as well as chemistry laboratories for the Molecular Pharmacology and Chemistry Program.

Memorial Sloan Kettering Cancer Center, 300 East 66th St., New York, NY This 11 million, 56,300 GSF, 5-floor project included the complete fit-out of shelled floors (10, 12-15) at the Evelyn H. Lauder Breast Center MSKCC Imaging Center, converting the space to academic offices. Children’s Center, Old Bellevue Hospital, New York, NY A 45 million, 500,000 SF major gut rehabilitation of the old Bellevue Hospital to new offices for ACS. The project included new mechanicals, major structural repairs and upgrades, and new vertical transportation. All floors were completed without disturbing the old terracotta barrel-type ceilings, due to their historical value. Mr. Stamoulis oversaw all aspects of construction, from bidding and purchasing to field supervision. Hospital for Joint Diseases, New York, NY

An 8 million extensive rehabilitation and modernization of the hospital’s emergency room section. The project involved selective demolition and renovation of one of the most critical sections in the hospital while it was in full operation. Mr. Stamoulis led the effort in preconstruction, logistics and phased coordination. He was also responsible to appoint the “key” management team that handled day-to-day functions.

North Shore LIJ Health System, New Hyde Park, NY

A 6 million, 7,000 SF, full gut rehabilitation including new mechanical, electrical, plumbing services for the Pediatric Intensive Care Unit, Steven & Alexandria Cohen’s Children’s Hospital. Bay crane used to lift 10 tons of steel over the existing hospital to accept new air handlers. Memorial Sloan Kettering Cancer Center, 205 West 64th Street, New York, NY This new 12 million, 16,300 GSF prototype high-end exam rooms floor will become the standard throughout the entire MSK system. Major infrastructure upgrades included mechanical, fire alarm upgrades, electrical upgrades, and lab renovations.
