Title: Property Manager at Summerwood Apartments June 2023 - January 2024 As a community manager of a 54-unit community I operate the property within the financial guidelines, perform daily physical inspections of the property and coordinate with maintenance to work on any needed repairs. I maintain direct supervision of all staff including work schedules, job duties and conflict resolution. I ensure that all Newport Pacific procedures are upheld and any infractions that may occur are reported immediately to upper management. I exercise independent judgment and discretion to handle and resolve resident requests or work orders. Create and submit incident reports within a 24-hour period to upper management regarding any incidents involving residents, employees, vendors or others at the property. Coordinate with vendors and maintenance regarding any repairs and alterations on vacant and occupied units as needed. Create work orders, memos, view vendor ledgers, resident ledger on Rent Manager. Prepare move in and move out packages on a timely matter, submit online bank deposits through scanner. Word and excel knowledgeable. Address resident complaints in a timely matter. Submit 3-day notices in person, post and/or mail by the 6th day of the month, attend court when and if needed. Ensure that all staff follows Fair Housing, OSHA and Newport Pacific guidelines. Follow COVID 19 procedures per protocol. Attend monthly safety meetings in accordance with company guidelines.
