2019-Present: Project Manager of the Special Projects Department

Special Projects was a new department created to handle any damages incurred to our properties by the following: Vandalism, floods created either by plumbing, or mechanical failures, properties damaged by fires, properties damaged by car accidents, foundation repairs, and mold projects. Responsibility was to make all necessary repairs to CP damaged properties. Responsible for delivering any CP damaged property back to marketing/leasable and rent ready standards. This includes a complete remodel/renovation to the property which includes, replacing cabinets, flooring, plumbing repairs, electrical repairs, HVAC repairs, interior painting, exterior painting, fence repairs, and completing all faulty issues etc. Working with vendors, trades, ordering materials, and liaison to insurance companies in order to complete all necessary repairs. In the past, I estimated costs for projects and submitted a bid proposal/estimated cost of repairs to insurance companies for reimbursement and payment. Presently we hire a public adjuster to provide an Xactimate Estimate for Repairs which increases our request for reimbursement for property damages. Record and track of all expenses and information for each project and calculate profit margin. Handle mold cases at times since they can become legal issues.

Filed Insurance claims for Property Liability Damages. In 2023 we recovered $356K in insurance claim payouts (Averaged 25% Profit after total cost of repairs.) This year thus far $301K has been recovered in insurance claim payouts with an average of 33% profit after total cost of repairs.

Have extensive knowledge and experience in new construction, service & maintenance, and SFR remodels.
