RICHARD P. RAMIREZ, P.E., P.P., Esq.
Mr. Ramirez is a Civil Engineer, Land Use Law Practitioner and Land Use Planner with proven substantial professional experience. Mr. Ramirez has practiced Civil Engineering since 1977 and has been practicing law since 1988. He is licensed multistate. Land Use and its intricacies have been the focal point of his career. As Project Manager at Fellows Read & Associates of Toms River, he worked for years with Leisure Technology, then Centex, towards development of the Stavola Manchester Township Tract into Renaissance. After graduating from Rutgers School of Law with a Juris Doctor, he started Properly Development Services (PDS) in 1989.
PDS was chosen to develop Pine Barrens Golf Course in Jackson Township, NJ. We worked with the Weldon Materials Family of Westfield, who had purchased from the Clayton Concrete Family of Jackson, and over the course of 6 years he obtained the permits to construct the course and did so with the course developer. During the same period, PDS engineered Renaissance at Manchester, 1,900 residential units and a championship golf course. Once Pine Barrens Golf Course was moving forward the Clayton Family asked PDS to develop their resource extraction and retail location on the Lakewood – Jackson Township Boarder line. We worked with Ed Kolling, another planner, and formulated Westgate in Lakewood Township, a Neo-traditional Town Plan that has varying levels of residential unit types as well as a Town Center with shops and offices. The Halpern Family purchased and developed the tract with nearly 1,000 mostly residential units and a Town Center. We have had the privilege of working with many fine developers and local officials in Ocean and Monmouth Counties.
Superstorm Sandy hit the Jersey Shore late October 2012. Ramirez Engineering endeavored to play a significant role in the recovery efforts. Mr. Ramirez has been Supervising Engineer for many hundreds of Reconstruction, Rehabilitation, Elevation and Mitigation projects for the Jersey Shore, the Bronx, Staten Island and Long Island. We have prepared thousands of house lift plans. Structural expertise includes calculating loads, designing structures, structural moving and lift plans, reinforced concrete design, foundation design, structural steel design, deep pile foundation design, caisson design and construction. Retaining wall design comprises a significant part of the New Jersey practice.
