In addition, prepared and executed Performa budgets, reserve reimbursements, cash projections, blueprints, new builds, renovations, construction projects and overall asset control in multiple regions. Weekly reports and calls with owners and investors with updates and upcoming projections. Performing duties of a property manager while mentoring 3 other communities. Consistently increasing total revenue and effective rents by over $50 across the board on all sites while pushing market rents by $200 while maintaining 95% occupancy or above. Overseeing and scheduling multiple capex projects and performing complete interior and exterior rehab on another community. Utilize and maintain budget control, variance reports, and all expense control while preparing extensive budgets, financials, and investor reports regularly for all assets. Traveled regularly to assets in need of turning around in Ohio, Nebraska, and California overseeing lease ups, new construction, and conventional housing.

Community Director (11/12-9/14)

Sherman Residential Grand Prairie, TX

Performing duties of a Senior Property Manager onsite of a community that was 7 years old and hadn’t performed or met budget within those 7 years in Grand Prairie, TX and within the first 90 days of starting the Rental Revenue was increased by $32,000 and hitting record high income for the next twelve months. In 2014 my team has increased an additional $12,000 in rental revenue without offering upgrades or upfront and/or most monthly concessions. In addition, I mentor new hires, assist in corporate community complaints for our other sites, responding to apartment rating reviews, and many other types of communication. Leasing onsite has also increased the total of shows by 53% from the previous year before I began and closed approved leases by 9% and renewals another 25%.

Senior Manager/4 Star Manager (09/09-10/12)

The Lynd Company Arlington, Bedford, & Dallas

Managed three different communities at the same time for over a year and a half including one rehab community 450 units. In addition, a tax credit property in Dallas (250 units) that was 85% and increased revenue by over 10%. In addition, this tax credit community has passed the state audit with no findings for the past two years which was the first pass since built. Another community located in Arlington (60 units) which were purchased from foreclosure, and I performed the due diligence and take over for the company. This property was only 50% occupied and collected $7,000 a month and I increased revenue to $32,500 and 95% occupied and increased effective rents by $150 within 3 months. Another community is in Bedford (140 units) which is a Lynd owned and managed property in which I took over at 82% and collected 90,000 a month to 95% occupied and within 2 months reached a record high of $107,000. In addition, I mentor all new hirers and over see an additional 4 communities from Dallas, McKinney, and Florida totaling 1,204 units.

Babcock & Brown Residential Irving, Texas

Performed leasing, resident retention, budget variance, and leading team members towards success. Maintaining and succeeding budgeted occupancy and increasing overall revenue. Also create marketing materials and ideas. While onsite continuously excelled at maximizing the performance of the property in areas of occupancy, and net operating income.
