Keyano College Fort McMurray, AB July 2022 to Present Facilities Operations Manager

Currently, I am the hiring manager that oversees all maintenance and repairs throughout the college campus which has facilities that range from a 100,000 sqft Sports complex, an industrial engineers training campus, an industrial mechanics campus, a theater and arts campus, a science lab and nursing campus, a six (6) story student housing apartment, two student housing townhouse complexes, a main campus which houses all admin, IT, trades shops and a commercial kitchen, as well as a central heating plant that houses three (3) 24,000,000 btu low pressure steam boilers, two water cooled chillers, two (2) cooling towers, two (2) screw air compressors and multiple air handlers, fans and pumps. When I was hired, I was warned that my role had not had a qualified person in its seat for over 20 years and most, if not all, of the college's equipment had been grossly neglected, and that my position would require a high level of planning and execution experience to bring things around. I have found this statement very true. I was also advised that my employees, who belong to a government union, have never seen any form of real management and do not tend to cooperate with those who try. In my first year here at Keyano I have been able set up Team Dynamix, a program already in use by the college, to use as a work order dispatching tool, as well as a labor cost tracking tool. By dealing with my employees openly with a firm but fare hand, I now have a team that will take on any challenge assigned to them. Also, with over $50,000,000 worth of mechanical equipment that is at least 20 years old, and much being close to 40 years old, I have brought in engineering consultant groups and worked with them to build drawings and specifications to start replacing all of it, with $6.5 million being slated for replacement in 2023-2024. I am also working closely with our BAS (Building Automations Systems) contractor to make major upgrades to our Delta/Entelliweb controls system so that all of the new non-pneumatic equipment will be brought online seamlessly. Because of my vast facilities experience, with a strong emphasis in the mechanical and electrical aspects, I was originally brought onboard to help with detecting and documenting contract deficiencies on a large building project that was struggling to make it to a successful completion. I was responsible for the ongoing maintenance of multiple facilities at various locations, ensuring that the daily operations remain ongoing and free from downtime due to possible system failures. In addition to providing real time support on incidental equipment failures, I also vetted, coordinated and oversaw all contractors who worked at any of the eight (9) locations. I was one of six seconded Suncor employees that made up the Mechanical Insulation Maintenance Coordinators. Our group developed the MSS Insulation Service (Maintenance Support Services / Sitewide) and worked with all business groups across Suncor Oil Sands to standardize all maintenance planning and coordination efforts. My duties included, but were not limited to, schedule development through SAP, contractor management, material tracking and management, correspondence with managers and leaders from the different business groups across Suncor, develop procedures for execution and work closely with Suncor field supervisors and coordinators to assure their seamless execution, review contractor charges and settle cost disputes, attend and conduct safety talks with Suncor and contractor employees, prepare cost estimates, review and update contractor agreements, etc.

My duties on this green field site-based SAGD project included, but were not limited to, directing and overseeing the safe and productive implementation of tradesmen within the piping discipline. I worked alongside other Piping Superintendents to plan the allocation of manpower in the many areas of production along with preparing a three week look ahead. I ensured that the tools and material needed to execute the work were onsite and staged for installation. Originally hired as a Senior Project Manager to head up the Fort McMurray operations, I was promoted to the position of Operations Manager in late December. With my family located up in Fort McMurray, I spent 3-4 days a week in Edmonton at our head office and the remainder of the time in Fort McMurray running the day-to-day operations of Balzac Mechanical. My duties include, but are by no means limited to, implementing a safety plan into a company with literally no plan whatsoever (while maintaining the company’s profitability), organizing a very unorganized mechanical contracting business, developing and implementing a systematic process to manage mechanical projects of all different scopes and sizes, hiring and putting in place a team of office support personnel, weeding out the bad and recruiting talented and trustworthy tradesmen, maintaining and managing a labor force of 30+ employees (skilled labor and office personnel), tracking financial issues, supervising and advising our estimating department, maintaining all aspects of project management duties on mechanical construction projects ($10,000-$1,000,000) which includes scheduling both company and sub-contractor manpower, equipment and material deliveries, maintain and promote a positive line of correspondence with both general contractors and owners, proactively work out site specific design issues with engineers, generate change order cost documents, execute contracts and much, much more. I have done everything from making minor building repairs to major restorations and additions. In one case we were able to make several visits to a church whose fire damage repairs had floundered. With the help of a few eager church members, we were able to complete all of the wall framing, plumbing and electrical rough and have it ready for drywall. These facilities ranged from small out buildings that housed multimillion dollar defense systems, million square foot training facilities, 2,400 ton chiller plants, JP-5 and JP-6 jet fuel farms, port and docking stations which supported visiting air craft carriers, a 1,000 bed hospital and every other mechanical and electrical system needed to support these military facilities.
