In depth weekly, monthly, and quarterly reporting of outstanding AR for all units at each property, compiling report to show bottom line for balances and what percentage of balances were pending assistance funds, possession or on payment plans vs truly outstanding and unaccounted for balances.
Review weekly reporting from all properties in portfolio and direct on-site staff regarding outstanding balances and what steps to take regarding clearing the delinquency.
Audit ledgers to assure for accurate charges and credits
Assists with properties who are short staffed with AR practices including renewals, weekly and month end reporting, lease expiry reporting, monthly rent collection and legal filings.
Prepare all AR reporting as needed in preparation for upcoming property closings to assure that all balances and credits handed over are accurate with detailed information related to charges.
Assist with due diligences for properties that are on the market and in preparation to sell.
Take over full on-site manager responsibilities when the property is not staffed
Handle all complex legal issues or resident eviction filings and work in conjunction with our attorneys across 5 states to assure that all local and federal laws are being abided by, especially regarding post-COVID changes and restrictions specific to each state.
Work with past residents for in-house collections of move out balances getting payment or payment arrangements on file to avoid being sent to 3rd party collections.
