I am seeking full time employment in the Property Maintenance field. I have experience and skills as a self-employed handyman, Maintenance Manger at a multi-unit apartment complex and Equipment Operations Manager at an independently owned grocery store. I’ve also worked in the real estate industry preparing properties for market as well as in retail and restaurant locations.

I have a van and all my own tools with clean driving record. I am self motivated with a sharp eye for details, safety hazards and I’m familiar with fire marshal and health inspection requirements.

• Plumbing:

• Faucet repair and/or replacement, clear clogged drains, repair or replace accessible sink & tub pipes, knowledge & skills for water and gas valves/shutoff from main line. Replacement of interior water and gas line hoses, garbage disposal repair/replacement, dishwashers, washing machines and dryer repairs and installations. Dryer exhaust vent cleaning, toilet replacement, install wax rings. Replace float valves/flappers, shower head/shower wall valve replacement, water heater tank flush out to remove scale and sediment, replace valves that leak or are corroded. Snaking sewer and waste water lines.

• Stove-repair:

• Installation of new stoves, clean, repair or replace electric elements in existing appliances, inspect, clean, repair or replace ignition/pilot contacts on gas stoves, inspection of gas line for leaks. Replacement of knobs and handles. Hood cleaning and degreasing. Cleaning/replacement of grease and smoke filters. Replace burnt under burner drip guards. Remove and take oven door apart for repairs or cleaning.

• Carpentry:

• Door alignment, installation/hanging, repair of damaged frame/doors, Installation of door knobs and locks, strike plates, weather-stripping around windows and doors, replace damaged molding and threshold. Repair/replace/install frame/crown wall molding, Replace damaged steps and boards on decks, railings, fencing, dig and set fence posts. Installation of bathroom vanity and shelving, kitchen and bathroom cabinet door repairs/replacement, kitchen and bathroom hardware installation, repair of tables and seating, building and installation of prefabricated cabinets and shelving. Inspection of structure and repairs for water damage and termites. Basement and attic fortification adding braces/ lifters/jacks and metal strapping or additional wood to secure structure.

• Windows:

• Spring replacement for easy sliding opening & closing. Replace locking devices on windows and sliding glass or screen doors. Install or replace weatherstripping, caulking of gaps. Clean windows, remove and clean screens. Repair window screens. Cleaning of window tracks and fix air or water leaks in or around window frame. Window blind installation, cleaning or removal. Securing and cleaning of awnings. Repair and painting of shutters on exterior windows.

• Roof / Gutters:

• Repair flashing and eaves. Debris removal from roof and gutters. Make and/or install gutter guards, drain down spouts. Fungus/ mold treatment and removal from roof and gutters. Repair leaks in roof both flat or shingled. Remove wasp and hornet nests. General inspection of roof condition: Check for termites and wood rot. Inspection and cleaning of skylights: repair seals and opening mechanisms. Inspection of vents and return air fans. Clean filters on roof mounted exhaust and air conditioner vents. Attic or crawlspace inspection and extermination of vermin. Add exhaust fan to attic to remove excess heat.

• Grounds Maintenance:

• Inspection of trees: removal of branches that come in contact with roof or any wires that could damage any part of building or facility.

• Clearing of defensible space for fire inspection. Pruning of shrubs/bushes or grass. Maintain pathways and site trails. Outdoor lighting: installation, repair or replacement. Pond or fountain cleaning, pump, hose and lighting replacement. Leaf blowing and trash removal from any part of property. Maintain exterior amenities: insect and repair benches and tables, lobby and any rooftop gathering areas. Exterior Maintenance: Keep up appearance and curb appeal of property. Railings, gates, walkways, handles, locks kept in good working order. Exterior power washing / blasting.

• Painting: Interior and exterior painting. Painting prep including repair of cracks & holes in sheet rock, window sills, wood and stucco. Ladder work up to three stories. Control drips or particles from damaging cars, floors, lighting, fans, windows, kitchen appliances. Application of water sealant to decks, brick and cement. Parking lot markings/parking space lines, no parking, tow away zones, delivery zone and handicap parking stencils. Using low oder and earth safe products as much as possible. Proper storage and cleanup of chemicals, paint brushes and equipment. Use facility recommended paints and colors, application of products per the use for the facility.
