Primary responsibilities include building structure for the operational and fiscal oversight of VCI, a subsidiary of Lemonjuice Solutions, operating as a regional property management group located in Beech Mountain, NC. VCI was purchased by Lemonjuice Solutions in the second quarter of 2023 as a marginally profitable company with potential for advanced growth within the local/ regional market. During my first quarter of oversight, systems were developed, along with unique policy and procedures necessary to establish a progressive platform to enhance both stability and future growth. Those systems are being utilized and supporting smooth operations, while developing in market growth. In addition, we are converting a forty-seven (47) unit condominium resort into a mountain ski lodge/ Inn that will be owned and operated by Lemonjuice Solutions.
In conjunction with structuring VCI, part of my additional responsibilities has been to review and offer insight, develop best practices towards offering association boards and their owners friendly informative budget & financial modeling. In addition, evaluating and implementing changes within our long-term structure for the overall company growth in line with our Chief Operating Officer’s counsel. Currently, Lemonjuice Capital and Solutions operates fort-four (44) condominiums, resorts and condominium rental managed units along the eastern seaboard (VT through FL) with two (2) resort conversion into condominium associations in Reno, Nevada
12/23- 3/24 EXECUTIVE DIRECTOR – MYRTLE BEACH RESORT- OCEAN FRONT SPA CONDOMINIUM ASSOCIATION (CONSULTANT)
Hired to consult on management operations, financial and general parliamentary procedures for conducting meetings and support of a 267 unit newly self-managed ocean front condominium association. The five (5) member association board terminated their management company in the fall of 2023 and needed to establish best practices, systems, policies & procedures to guide them into the future. During the 90 day consultation period, I hired onsite staffing, 3rd party contractors and interviewed & arranged a CPA firm to handle monthly financial reporting, analytics and forecasting models necessary to assure ease of financial position and stability. During this period, we established an online annual meeting system for noticing, sending, receiving proxies and independent recording of the results in line with SC code for nonprofit corporations and the bylaws.

I joined Vacatia, a modern property management company offering high technological solutions and advanced services within the legacy timeshare, condominium and hotel market. My position entails direct, social media and in-person marketing that supports company expansion and growth primarily along the North-East, Mid-Atlantic and Florida regions. In addition, to marketing and sales, I have been assigned to oversee several (6) difficult legacy resort operations, with responsibilities associated with full operations while working to dissolve the timeshare association’s and transition those older resort properties into marketable assets for profitable dissolution.

Following completion of the business transition of Defender Resorts to its new owner, I developed a consulting business that offered professional services through multiple venues surrounding condominium and timeshare property management. This entailed primarily guiding self-managed association board of directors through best practices, evaluation of current business practices and finding solutions with inefficiencies within their current operations.
CONDOMINIUM RESORT GENERAL MANAGER ASSIGNMENT During the period from March 20, 2019 through July 1, 2022 – Hired to consult, and ultimately was engaged by a seven (7) member association board to directly oversee (General Manager) Maisons-sur-Mer, an exclusive luxury condominium high-rise project located within the Myrtle Beach, SC market. This entailed full operational oversight with direct reporting to the board. The resort was preparing for a large multimillion dollar interior/ exterior renovation, new cooling tower and re-roofing project. In addition to developing an in-depth plan for the capital replacements and upgrades, the position encompassed a full updating of current systems, developing comprehensive policy & procedures to ensure the self-managed resort operation was successful into the future once my direct oversight ended. Maisons-sur-Mer a 25 story, 253 unit upscale asset insured at 120mm, with 24 hour security, private only exclusive owner access with full restaurant, lounge and seasonal pool bar. Maisons-sur-Mer employs 33 full-time employees that operate the facility amenities and service all common and limited common areas, along with offering full engineering service to its owners.

After selling our company (Defender Resorts) in 2016, I was retained to help transition the corporate and field operations under the new owners operating entity, without compromising client contracts. This was successfully accomplished, allowing my contract to expire May 31, 2018. My responsibilities continued for the two (2) year period, with the

direction, oversight and strategic implementation of the management team for the complete physical & fiscal operation of the combined companies resort operations, consisting of four hundred and fifty (450) employees located within forty-one (41) resort properties equaling more than 1 billion in managed assets.
Developed and implemented strategy for modernizing online web and market presence through internal and external marketing facets to generate a 20% increase in rental revenues while decreasing labor costs by 15%. Developed divisional annual operating budgets and future forecast action plans, whereby generating an additional corporate wide 12% annual profit increase for 2017 over the preceding year, which positioned the company for continued profitability and growth.

Operating partner of multimillion dollar company with direct oversight of all Corporate & field personnel, marketing, financial and operations. During my tenure as President/ COO, changes that were incorporated resulted in company profits increasing by 225% with a 200% overall management portfolio increase during the period, while slashing expenses by 18%. Dedicated company reserves towards the purchase of state of the art operating software and hardware to enhance the company’s ability to offer the best customer satisfaction through easy one-stop online access into accounts to handle homeowner association needs or to access guest services. In addition, the new software offered the company safeguards against illegal access/ hackers, while offering an online marketing presence through access to online travel agencies (OTA’s) e.g., Expedia, Travelocity, etc., which we were unable to access beforehand. With the addition of these synergies that were incorporated through carefully vetted investments and in which coincided with the 2008 economic downturn, the company was able to continuously reflect double digit growth during the period when many companies were experiencing reduced or stagnant net operating profits.
Directed and oversaw the executive management team for the complete physical & fiscal operation of the company and its affiliated resort operations of thirty-two (32) resort & condominium properties with more than 700 million in assets under our portfolio. Developed and implemented annual operating budget and future forecast action plans that produced year over year growth of no less than 12% net profits, which ultimately positioned our company into a highly lucrative market, leading us to a mutually beneficial sell to National Hospitality Group on May 31, 2016.
