Subject: Collection accounts : Amazon and Veranda Knolls

Dear Sirs:

I would like to address your concerns with the two collections accounts in question. I'll start with Amazon. Basically I had applied for an Amazon credit card and instead they offered me a credit builder account for $100. I gave them $100 up front and at the time had an Amazon prime account. So they would charge me monthly for the Amazon prime membership and of course and additional purchases. I did this for a while but ultimately it seemed senseless because I already had established credit. I figured they would take the $15 a month from the $100 I gave them up front. Severe times I simply forgot to pay but then when I realized they were charging me interest on my own secured money I told them to send me my remaining balance back and close the credit builder account. I was mistaken in how that system worked and it was more of a hassle than a convenience.

With regard to Veranda Knolls; this was where I lived just outside of Atlanta in Peachtree Corners, Georgia for nearly 3 years. My rent ranged from 1020-1100 plus allocated utilities in addition. My average check to the complex each month was about 1180-1290/month. In November of 2017 I came home to a completely flooded apartment. This was the third time the apartment flooded. I had to stay in a hotel for 3 days while they ripped and patched carpet, sealed the leak from an upper unit’s pipe and used commercial blowers to dry everything out with my doors completely open. It was in the high 20- mid 30s so they kept my heat on at the same time so nothing else would bust. I was furious. My power bill sky rocketed and according to my lease they needed 60 days notice prior to a yearly lease renewal for me to state my intent to stay or move out. I gave that letter to them on January 16, 2018.

At the same time the property was being purchased by new owners and also a new property management company was being put in place. Living in a flooded apartment with black mold and constant flooding was their breach of contract, not mine. So rather than calling the housing department and local news on their bad housing practices I was told by the me assistant property manager that I could move out mid March, provided I paid all through March and not have to buy out the other 2 months of the lease which would have terminated May first. The new property manager had also verbally agreed but I did not sign anything. The documentation. I did have was pictures of the flooded apartment, a letter to the property owners and from the top down to that management company stating living in such conditions was unacceptable and they needed to give me a concession for the time I stayed in the hotel.

I moved out on March 18, 2018 as I had told them I would. I asked if they wanted to do a walk through and they said no so I simply returned the key and mail box key and moved to Tennessee. Two years later I get the collection notice for $2600 for early termination of lease. In my response, I told their lawyer and collector it was nonsense. But because I did not have a written agreement they will not excuse or discard the collection. I've called a few times to negotiate paying a portion of the debt but they won't budge. They have not taken me to court on it and I have informed them that if they do I will counter sue. So for the purpose of this mortgage I removed the dispute from the credit bureaus. In my opinion I do not owe them anything and national credit system is just another scumbag debt collector for this slum landlord. I always paid my rent at that property and always on time. I never would have terminated if it had not become an uninhabitable living situation.

I hope this answers your questions on these matters.

Respectfully,

Jodi K. Koerner
