PROFESSIONAL BACKGROUND AND QUALIFICATIONS SUMMARY:

Manage global real estate and facility strategies including standards, policies, procedures, systems, controls and staffing required to support LRP.

Partner and collaborate with Project Managers and Facilities Managers, spanning all responsibilities for global R&D lab, manufacturing, distribution and commercial facilities locations.

Maintain customer relationships with corporate leadership, business units, and local teams to anticipate and implement real estate and facilities related solutions.

Develop business cases to obtain approval for major real estate decisions including acquisitions, dispositions, consolidations, capital projects, etc.

Oversee all real estate transactions including leases, purchase and sales.

Lead manage and partner with cross functional team(s) in the planning, budgeting, scheduling and implementation of construction projects and programs.

Procure and manage global facility management service delivery teams utilizing an appropriate mix of in-house and third-party providers.

Administer the lease portfolio including critical dates, rent payments, operating expenses, CAM charges, expense audits and dispute resolutions.

Oversee operating and capital budgets with a multi-year outlook for all owned and leased facilities.

Manage, in conjunction with corporate counsel, all legal aspects relating to owned and leased property including development rights, use restrictions, options, regulatory requirements and compliance.

EDUCATION/CERTIFICATION:

BS, Business Management, Westfield State College, Westfield, MA

Construction Management, Wentworth Institute of Technology, Roxbury, MA

OSHA 30 Hours Safety Training (General Industry and Construction Industry)

Trained and Certified in CPR, EAD and First Aid.

KEY RESPONSIBILITIES:

Strategic Planning:

Partner with corporate, operations and business unit leaders to identify short and long-range real estate requirements considering global locations.

Coordinate with Operations, HR and IT to develop workplace standards, remote work policies, and network infrastructure to promote employee engagement and productivity.

Work with Finance department to develop 1-3-5-year real estate plans and budgets and prepare supporting business cases for board/senior leadership approval.

Developed and implement “customer relationship” procedures and schedule periodic meetings with stakeholders to obtain updates on evolving real estate requirements.

Review and update Real Estate Strategic Plan periodically as necessary.

Transactions:

Oversee transaction processes for all real estate negotiations including leases and purchase & sales from inception to move in and start-up.

Prepare business case as necessary to obtain transaction and project approval.

For each transaction, run a structured process including strategic planning, needs analysis, market research, and property due diligence.

Partnered with Finance to pursue federal, state and local incentives and tax credits where possible. Lead transaction negotiations and execute required documents (e.g. P&S, deeds, leases).

Ensure transaction data is incorporated into the Lease and Portfolio Administration System.

Lease and Portfolio Administration:

Maintain all property records including leases, deeds, permits, facility and construction drawings, site plans, building specifications and other real estate records.

Oversee the lease administration function, including maintaining an up to date global property database to track key lease terms, critical dates and lease expenses.

Administer real estate accounts payable, accounts receivable, estoppel letters, insurance certificates, subordination agreements, landlord notices, etc.

Coordinate the implementation and compliance with lease accounting rules.

Manage relationships with landlords and outsourced real estate service providers to ensure compliance with agreements, perform lease audits and maximize cost savings.

Interface with finance and property tax teams regarding capital assets, furniture, fixture and equipment inventories.

Interface with finance to implement programs to reduce tax assessments as appropriate.

Project Management:

Integrated global construction planning, budgeting, and approvals for major projects in coordination with the Real Estate Strategic Plan.

Partner with internal specialists and oversee global construction projects to ensure project and program deliverables are met on time and within budget.

Direct in-house and external professionals to prepare zoning applications and appear at ZBA, Planning Board and other hearings to obtain necessary permits, entitlements, and land use approvals for expansions and new facilities.

Partner with internal specialists and manage design/construction services procurement process including development of scope and specifications, issuing and evaluating RFP’s and negotiating required contracts.

Partner with internal specialists and oversee final design, subcontractors’ bids and physical construction including site inspections, change order negotiations and contractor requisition payments.

Partner with internal specialists to close out projects including final punch lists, building commissioning, systems training and obtain and archive copies of as-built drawings, warranties and operating manuals.

Collaborate with finance teams to coordinate final payments, release of liens, accounting and fixed asset.

Facilities Management:

Prepare facility operations and maintenance plans for each location including utility procurement, capital renovations and preventative maintenance plans.

Partner with internal specialists to manage in-house resources and third-party service providers to deliver facility hard and soft services at each location including HVAC maintenance, exterior envelope, grounds, cleaning, waste management, food services, reception service, mailroom services, safety and security, etc.

Develop performance metrics and analytical tools to effectively measure and benchmark operations and report on actual vs. budget results on a periodic basis.

Ensure compliance with building codes, OSHA, regulatory and safety standards.

Oversee CAFM systems to manage work order process and occupancy, moves, and work-orders.

Conduct periodic facility assessments identifying areas of risk, deferred maintenance, savings opportunities, and executing corrective action plans as needed.

Design and deliver sustainability solutions where appropriate.

Construction Management:

Project Manager for relocations and construction of several new Office, Manufacturing and Distribution Facilities Globally.
