Preventative Maintenance, Work Orders and Construction Projects

• Perform ( hands on ) & oversight of complete preventative maintenance ( CMMS ) and care of Class A office and resort buildings which included cafeterias, warehouses, in excess of one million square feet with data center load experience with life safety equipment.

•Includes 1,000 ton chillers and associated HVAC systems, circulating pumps, expansion tanks, chemical analysis & PM inspections ( in house & vendors ).

•Boilers ( 10,000 btu ), emergency generators ( 250kw), plumbing, UPS systems with battery backup and fire safety systems with modules.

•Conduct HVAC installation and repair, maintain chillers, boilers, generators, cooling towers, and uninterrupted power source systems in a central plant setting.

•Responsible for plumbing and chemical testing in water systems to include the operation of commercial landscape sprinkler systems and ensuring fire safety codes are met.

•Project Management from start of the procurement process, to selection of bids to completion. CDI Head Start ( nonprofit ) organization. Lead Facilities & Project Manager over a 4 state region with 60 facilities which include portable office buildings, brick & mortar buildings. Oversee 4 facility coordinators who serve the 4 programs which include projects and maintenance of the facilities and contracts over the same of the system of CDI.

Some of my duties are to go to city offices for permits and to organize city inspections (mechanical, fire, plumbing, electrical & safety). I utilize the contract system for projects to send to legal to get approved to start the project or repair work in different cities in many areas. KCORP- Project Manager- Homeland Clearance ( I.C.E.). Provided as a Project Manager over a 300 acre Government Prison facility which includes 8 personal in all trades and custodian & landscape vendors (35 vendor personal) in accordance with Government facility standards. This facility has a waste water plant, 13 buildings ( 500,000 >sq ft ) & warehouses which included day to day operations of a hospital for the detainees & in house fire department, and a vendor guard service with ongoing renovations ( $500,000> ) that is the responsibility of the Project Manger oversight from ground up.
