I am really looking for a position where I can utilize my experience. I would prefer an on-site position but that is not essential. I am moving to the area and I will be needing to find a career in Georgia either part time or full time. I have extensive knowledge of California Real Estate Law and I am an active member of the National Association of Realtors as well as the California Association of Realtors and the Lassen Association of Realtors.

I started my own property management company. My duties start with credit and reference checks on perspective tenants. I make sure they qualify on their credit, income and rental references. Once selected I make up the lease, perform a walk thru, collect rents and security deposits then pay the owners accordingly. The security deposits get held in a brokers trust account. I maintain the property by doing a periodic drive by and walk-thru of each property. I serve any papers that need to be served. Upon move out I help assist the tenant with whatever needs to be done to ensure their deposit is returned in full. I also do my own evictions, and I maintain a working relationship with handy men and contractors for work that maybe needed. I utilize Rent Manager software for all of my tenant needs and QuickBooks for all of the income and tax needs.
2003 – 2006
REALTOR AND PROPERT MANAGER, susanville real estate
I started out as a property manager doing all the work one would need with the exception of accounting. There was an on-site accountant for that. I also sold real estate closing a great deal amount of sales each year. 2 years I was a member of the million dollar club
1996 – 2000
ASSISTANT MANAGER AND SALES MANAGER, santa rosa mh community
I was an on-site assistant property manager in a 367 space Manufactured Homes community. I assisted with rents, bank runs, and regular inspections of the grounds. I was in charge of a 7 man maintenance team. I started a youth program at one of the pools and I supervised an activity director and pool monitors. I started community programs like our annual haunted house, 4th of July parade and pot luck and Christmas caroling. It was truly a community that I was a part of. I had to live on the property and I was on call at least 4 days a week. I had my license for the sales of Manufactured homes only. I later got my Real Estate License in Susanville.

I started taking classes in 2005 for my CEU’s and I enjoyed learning them so much I took every class that Allied had to offer which qualified me to take the Brokers exam and pass.

ACTIVITIES
I have been doing my job for over 20 years and I do not have a lot of down time, which is why I would prefer a part time job. I would also like to find an on-site job if I can. I get along with everyone. The only tenants that had have bad things to say about me was those who lost in court. I have actually had tenants thank me for the treatment they received from me during an eviction. I try to treat others as I would like to be treated. I do not do a lot of activities due to some failing health. I am disabled but I can work. I was actively involved with the Masonic family organizations here in Susanville before it shut down, i.e. Eastern Star, Amaranth, Daughters of the Nile and Job’s Daughters. I am also actively involved with the American Legion here locally, I am a past Commander.
