• Responsible for the administration and management of the entire property which includes, engineering and maintenance, leasing, billing and collection, security and safety and housekeeping.

• Preparation and or implementation of Building House Rules and Regulations based on Condominium Master Deed. Ensures that house rules and regulations as well as other policies are strictly implemented and followed by the unit owners, tenants and guests.

• Carries out physical inspection of the property or project on a regular basis to ensure that objectives and standards are attained.

• Preparation of engineering policies and procedures and see to it that it is being followed and adhered to by engineering personnel.

• Attended to numerous trainings and seminars on Safety and properly implemented the security and safety standard operating procedures.

• Ensure the effective implementation of proper housekeeping by conducting regular inspection of all the building common areas and machine rooms.

• Responsible for the close monitoring and timely distribution of billing statements to tenants including but not limited to issuance on standards collection and disconnection notices.

• Ensures that the property or project and related appurtenances are maintained to the highest standards.

• Designs and implements a planned preventive maintenance program for the buildings and equipment.

• Prepares and implement a labor, materials and utilities cost control program to achieve savings with particular attention to utilities and fuel.

• Attend and report to the Condominium Corporation’s Board of Directors during the annual and monthly meeting the status of all ongoing and completed projects in the property.

• Responsible for the submission of proposed budget for the incoming year to the Board of Directors for approval.

• Responsible for the compliance on the New Fire Code of the Philippines

(R.A. 9514) including the holding of a regular twice a year building emergency evacuation drill.

• Responsible for the annual renewal of all business permits and licenses, payments of taxes and building inspections, safekeeping of all building plans and layouts.

• Formulates and implements various operational system and safety procedures to ensure smooth and effective administration and management of the project.

• Part of the public relations is a regular visit to tenants in order to know their immediate concerns and update them on the latest development and proposed projects of the management in the property.
