This brand came off covid and changed the facility profile model from being an in-house team to utilizing outside vendors for maintenance of 350 plus stores. This was a challenge convincing individual General Managers/Divisional Presidents to trust outside service vendors while paying small increases with services. With a team of 5 men covering over 1000 maintenance tickets a week this was accomplished while achieving savings without brokers. The maintenance team was not acceptable at first bringing in an outside person as myself but quickly warmed up to the way of doing business in this model. Managed maintenance expense budgets, administrative budgets, repairs, opening of closed restaurants, and capital budgets for expenditures along with asset management for accounting. Overall asset accounting with inner department teams and auditors for reducing the company debt. Resolve all property manager and owners’ issues as arises including attorney involvement and court proceedings. Company representative with health, EPD, local, state, and federal agencies as needed. Create Purchase Order Program for Accounting for all Expenditures.

Reduced overall P&L spending to 1.7% of sales.

Consolidate vendors by area to increase overall service while reducing cost system wide.

Capital expenditure budget re-opening of closed units utilizing individual vendors and not general contractors.

Senior Facilities Manager

I accepted the first Millers Facility Managers Position since existence of the brand. This was my greatest challenge in my career to create a program from ground zero and gain the trust of an operations team with more than 20 years of employment. The team was not acceptable at first, but after the first year, the overall spending was reduced from 1.8% spending to 1.2% and all equipment was being fully maintained. Manage expense budgets, administrative budgets, and capital budgets for expenditures along with asset management for accounting. Overall asset accounting with inner department teams and auditors for reducing the company debt. Resolve all property manager and owners’ issues as arises including attorney involvement and court proceedings. Company representative with health, EPD, local, state, and federal agencies as needed. Launched Energy Management Program with Start Up and Shut Down Procedures with Operations to reduce Peak Hour and Water Consumptions while not spending for an energy management program.

Manage staff of 3 facility managers, 2/3 buyers, and Oracle purchase orders for 140 company owned stores. Facilitate 60 franchise stores as needed.
