•Manage site operation at assigned RCRHA property, responsible for all activities to ensure that assigned property is operated in an efficient, cost-effective manner while providing high-quality, well-maintained housing to residents.

•Responsible for collection of all monies due to the Community (rents, damages, late fees, ets.) and the preparation of receipts. Follow up on collections, delinquent rents.
•Compliance with all company policies and procedures as laid out in the ACOP Manual. Cooperate with the Regional Property Manager and Corporate Office Personnel in managing the property.
•Walk the community grounds every day. Maintain good curb appeal and coordinate with maintenance for any work to be schedule.
•Inspect property on a regular basis and report all and any safety hazards, property damage, and needed repairs to maintenance personnel.
•Process yearly recertifications, special re-examinations, interim changes, move-outs, move-ins, transfers, and adding on and taking off a family member when head of house request it.

•Assist the Section 8 division in maintaining a liaison with program participants, property owners and outside agencies. Responsible for updating and maintaining the housing referral listing.
•Acceptance and subsequent processing of applications from prospective residents, and performance of income/background verifications so that certifications may be completed in compliance with regulations.
•Determine applicant and tenant eligibility for admissions and continued participation with accuracy and efficiency. Prepare and maintain weekly, monthly, quarterly, and annual program utilization reports. Review and process landlord-rent increases and or/decreases.

•Review case files for program compliance to assure all documentation, information and signatures are current and consistent, complete, and accurate as required by Housing Authority, HUD policies and regulation, and all other applicable Federal, State, and local laws.
•Assist in annual reviews of Fair Market Rent (FMR) study, responsible for obtaining information and documentation for Rent Reasonableness data.
•Review landlord/tenant dwelling leases and supporting documentation for program compliance; prepare and execute Housing Assistance Payments (HAP) contracts between the Housing Authority and participating landlord/owner with accuracy and efficiency. My caseload consists of 205 clients.
