Bottom-line property, maintenance and construction management responsibility encompassing all aspects of operations, to include but not limited to: managing and overseeing both productivity and performance of staff, developing operational policies, rules, and regulations; enforcing house rules violations, presenting monthly management reports at Board of Directors meetings; setting protocol security procedures and oversight of security personnel, office and maintenance staff. Provided input to annual budget in excess of $1 million.

—Planned and coordinated general maintenance entailing complex repairs, and remodeling construction projects for commercial and residential properties. Reviewed contractor bids for projects, ensuring high quality cost efficiency; and obtained proposals from vendors involving capital improvement projects. Many projects were handled in-house with the talented/qualified staff of maintenance staff, resulting in the saving of thousands of dollars.

—Managed fire alarm replacement project entailing: LED Lighting retrofit, savings of 15% monthly, and re-piping project for all properties due to low quality craftsmanship by mechanical contractor for hot/cold water distribution system. Successfully and effectively resolved all issues.

—Performed a diverse range of property, maintenance, and construction management responsibilities to include but not limited to; directing large-scare projects within or below budget. Implemented improvements driving down KW Electric usage; and scheduling Power Purchase Agreement (PPA) solar project with a projected 20% decrease in KW costs. Installed photo-voltaic panel system on rooftop.
