EXPERIENCE

Property Manager and General Accountant

• Prepare, handle, and supervise all Rawda Real Estate’s accounts including daily transaction entries, adjusting entries, final accounts, and balance sheets.

• Prepare the property financial reports to be submitted to the landlords (monthly, quarterly, semi-annually, and annually), keep accurate and proper comprehensive accounts, and reply to landlords’ inquiries.

• Follow up on collections on a daily basis.

• Determine the rental prices on a monthly basis according to the market situation and work to raise the efficiency of the units to be rented at the highest possible price.

• Develop the necessary plans to raise the value of the return on investment through efficient performance, manage the properties to the best interest of the owner, and maintain the properties in excellent condition.

• Follow up the condition of the properties to make sure that they are in the best reasonable condition and achieve the highest possible prices/rents.

• Follow up the leasing team and the unit’s occupancy on a daily basis, prepare monthly occupancy reports to be submitted to the management, follow up with the leasing team on a daily basis to find new tenants for any vacant units, and discuss, address and resolve any problems or obstacles that may result in vacant units.

• Follow up the maintenance team, review their reports, follow up on them continuously to maintain the safety of the property, efficiency of the services keep it in the best condition and to assure the satisfaction of safety standards and delivery of perfect services to the tenants.

• Follow up of the security and cleaning teams to achieve the highest levels of comfort, security and cleanliness for the property and tenants.

• Review and respond the complaints of the tenants and communicate with them to build tight relations with them and reduce the rate of eviction of properties.

• Follow up the contracts of the suppliers and utility providers and determine and settle dues and get final settlement and release letters.

• Follow up and complete the leasing and renewal transactions and attestation of lease contracts.

• Follow up with the tenants in default and try to settle the issues amicably. Failing so, I file and follow up all legal and judicial proceedings against the tenants in default of the payment or in breach of the terms and conditions of the contract, based on my full understanding of the relevant procedures and laws applied by the Rental Dispute Resolution Committees and the other concerned entities in every individual emirate of UAE.

• Determine the market price of the properties, and put alternative plans to increase the market value thereof.

• Develop real estate investment plans to achieve the highest possible profitability through sales, purchases and such other investment transactions in real estate field.

• The possibility of managing all types of real estate (Residential - Commercial - Offices - Shopping Malls - Showrooms - Industrial - Warehouses – Labor Camps…… etc.), through full knowledge of market conditions and the development of plans and ideas that help to rent the property of any kind at the highest price and in the least period time.

• Concluding agreements with developers and Landlords for registration in order to rent or sell their properties, whether residential or commercial.

• Coordination and work with the work team in distributing the properties offered for rent or sale among us, each according to his region, to rent or sell the properties offered as soon as possible.

• Finding suitable customers to rent the spaces available in Malls and Showrooms.

• Providing good investment opportunities for clients wishing to buy for investment.

• Providing the best alternatives on the market for customers wishing to purchase for end user.

• Building strong relationships, whether with real estate owners or clients.

• Overseeing the correct development of the work team, motivating them and leading by example.

• Carrying out weekly and monthly reports, as well as preparing special reports when required.

• Attending to the needs of the customer, accompanying them on visits to the properties, and resolving their doubts.

• Full knowledge of the primary market ( off plan - ready to move ) and secondary market ( sale - leasing ).

• Follow-up bank transactions.

• Transfer the salaries.

• Enter all the revenues, expenses and such other financial entries, prepare final accounts and maintain complete and accurate records.
