MEP Experience

MP Build, let packages for six sites in Slough regen projects (affordable) and a large extension of a large doctor’s surgery, new build and cut and carve on two phases, to inc decant of existing to new build and phasing to M, E, AV & AC switch over.

PDR, a five block resi development of 118 apartments let £2m package and managed the junction base build to above MEP.

Client-Side Experience

Whilst at W11

Acted on behalf of the client to engage specialist consultants from the gecko, Planning app consultants, architects, structural engineers, M&E design consultants etc. Ensuring full value was brought to the project. Project values of £4/10m with sale values of £29/80m. Got involved with getting the projects started to their hand over we also offered a full maintenance option for the clients and families, I also was instrumental in bringing the right sub-contractors on board and letting the packages to include any claim resolution and monthly payments and final accounts. Also had to deal with bank funders and their consultants. We found the clients needed a scheduled maintenance contract put in place for things like sump pumps for the water proofing systems we designed and installed during the build so as not to have flooding in the event of pump failure, The swimming pool also had to have regular maintenance to ensure they were free from disease and functioning correctly.

Whilst at PDR

PDR are a large MC from the North of England, with large projects in the South, was employed as a commercial manager to let all the sub-contractor packages for a £20m build project in Surrey, was charge with getting all the packages let for below £12.5m, I managed to save £500k on the budget. This was a great challenge as I had to find all new subcontractors as they had no contractors in the south, so I went out to the market and vetted the new contractors by speaking to their previous clients and project managers etc. Along with running financials to ensure the contractors were solvent enough to be able to last the life cycle of the build and give credible warrantees. Being a senior manager, I also helped run the project whilst the PM had to return up North because of family illness.

Whilst at Alghanim/Becks JV (Kuwait)

Was sent to Kuwait to final the sub-contractors accounts of the biggest museum complex in the world, £400m build cost, internal fit out and MEP £100m for which I was responsible for having to report back to England and Kuwait due to the joint venturing situation. The SPM had decided to leave as I arrived so took over the day-to-day organization of the block managers as they had gone off track. MEP package £18m.

Joined to focus on companywide finance, project costs and bring checks and balances into place.

The business predominantly works in high end hotels, high level restaurants, and night clubs.

We are currently working on Cowley Manor, hotel, and spa, which I tendered on behalf of the company and secured, @ £4.5m. Mixed construction, strip out to the manor bedrooms and communal areas, same with the stable block and spa, then refurbish them. Part of the project is to put up a new extension to house for more bedrooms, the finish is a very complicated bath stone clad by a specialist mason. I currently control site costs on a sixty-bed hotel in Paddington, a night club build Covent Garden (700 capacity) works in the Great Northern, Kings Cross. Build in Upper Brook Street. We also have a cut and carve project for Alain Roux, behind his Waterfront restaurant. Reason for leaving unrest between joint owners and family.

8 months – Multiple Local Builders pre/post pandemic working with them to organize the background of their business, along with tendering, project managing and liaising with clients laying out payments terms etc. for works carried out.

15 months - Ballymore Construction Services Ltd Ballymore Properties often enter into JV’s with overseas clients. I am currently overseeing the letting/valuations between BPL/JV Client and sub-contractors in a PQS role. These projects are the marketing suites which set the tone for the main schemes, there is an amount of design process to develop the main schemes going forward. Also being used to trial new accounts package they are going to roll out to the rest of the business.

9 months - M P Building I was charged with letting all the sub-contract packages for a regen in fill of Slough Borough on the third phase, another forty homes, and a very large extension to a doctor’s surgery in Sawbridgeworth.

12 months - PDR took a pre let role to secure and sign up the fifty sub-contractors for PDR Construction Ltd on a construction site in Surrey of five blocks of apartments (118) construction costs of £18m as main contractor on the DB basis building for the client who is a developer. I managed the complete process of signing to arriving on site and raising the first payment notices, then carried out a hand over to an intermediate QS.

4 months – Alghanim/Becks secured a short-term contract to go to Kuwait to oversee both the financial control on site on a Cultural Centre development, five block museum being built for the Crowned Prince. SAASCC was a £400m building of a cultural center very large-scale museum. Section of the last phase was £110m, fit out and completion. Whilst there I instigated proper weekly meetings and developed strategies with the site team and brokering final accounts with suppliers and subcontractors alike. Liaising with the Project Director for Alghanim International and clients agent ($4B main contractor).

March 2014 W11 Construction- SQS/Department Head. Perm to July 2017

Joined the team to strengthen the company on the commercial side but the role as previous has evolved into a broader situation, I currently run the office, along with developing new business and client pre let meetings. The company only works with known high net worth (£500m<£2b) clients on bespoke prime high end builds, these properties once finished are generally sold once we have carried out the turn key, as a development in excess of £40m, build cost of min of £5m-£15m, and at least four in construction at any time, and five or more going through a viability studies which I get involved with.

I generally take from viability to hand over to the Real Estate opening day.

Office duties are to look after my commercial team, procurement, accounts staff and transport manager as W11 own their own muck away Lorries and plant.

Part of my role is to develop/implement company and IT strategies. So far, the company IT system has gone through an upgrade connecting all key members of staff so we can monitor progress and issues.

HR has also been updated to include folders with training/qualifications and a database which alerts of needed top up training etc. I am responsible for recruitment and resources for the company’s expansion.

Sep 2011 Court Homes Ltd – Senior Quantity Surveyor/Works Manager Perm to Feb 2014

Currently working for a small/mid-sized developer building high end spec plots mainly for

Wealthy downsize vendors.

Employed as their Senior QS/Department Head of two QS’s and a design manager, the role has expanded in to more of a Works Manager position with control of the contracts managers and scheduling scopes of works. The role has also involved me in pre tender submittals.

Current projects are which I managed to secure: The Node, Codicote which is a large manor house sitting 27acres of park land the main house is been turned in to 10 apartments (£1.2m ea), Stable Block 3 houses and within the grounds 4 large high end houses (£3m). Development worth in excess of £20m, along with extensive works to the 27 acres of ornate gardens and ponds (£900k) construction cost circa 10.5m profit level set @ 18.5%

Other projects Inc. a JV of 13 high end town houses in an old market town center build cost £3.5m net bottom line prof 15%, Housing Association of 11 plots build cost £1.8m, JV of 4 house’s empty nesters and a further 3 of the same these involved heavy ground works due to the nature of the sloping site, six town houses and 2 commercial units (£4.5m) built for a well-known local stately home, in a section of land in own by the above in the local town square for their leasing portfolio.

Whilst I have been with the above I have been through two adjudications one in the value of £170k and the other £1.5m, first we won and the second was a negotiated conclusion which fitted both parties

Nov 07 HJ Building Services Ltd – Freelance Quantity Surveyor

Freelancing for a very high end fit-out company working on a large 200 unit Resi block in the Barbican area, project worth £13m Heron Building, carried out the pre start procurement of sub-contractors and suppliers saving 13.5% of the £9.5m base costs. Along with the procurement of a large scale washroom fit out of the cheese grater building circa £7m again saving close to 18% of the base costs.

QS Role to Berkley Homes 375 High Street, Ken Resi fit out worth £4m brought in under budgets by 6.5%.

Managed the partial refurbishment of an £8m private residence due to water damage. Whilst there I managed several sub-contracting companies and monitored and controlled the costs and the works. The refurbishment also included the installation of a ground heat source system. Oversaw the excavation, piling and RC Framework of a new basement within the existing building. Project costs I set at £650k for the insurance company and brought it in 10% under budget.

I tendered and won the refurbishment of a partially finished project in Swiss Cottage for a private client direct; the previous builder had gone in to administration. This included writing a scope of works, negotiating and directing the previous sub-contractors. Build costs to me were £799k and the above client spent £975k with me, making (21.8%) in six months.

Alongside all the above I also managed the estimating and surveying of some three local small builders, on an ad hock basis.

Carried out the fit out of the Shard Sales Sweet prior to the Shard build.

Dealt with the management of the company, that had numerous new build and refurbishment contracts, varying in value, up to £3m and a turnover of £20m. Dealt with all the financial aspects of the company and projects as well as being responsible for procurement. Whilst there I also had to deal with the insolvency companies when a developer went into liquidation.

Built fourteen flats above a doctor’s surgery to Inc. the fit out, which Inc. RC Frame construction.

Oct 02 Atlantic Contracts Ltd/Getjar - Senior Quantity Surveyor Perm

Senior Quantity Surveyor/estimator for a Carpentry/Joinery/RC Framework company, dealing with all aspects of numerous projects (six nr @ any time), up to £3.2m. Responsible for surveying works in progress and submitting payment claims to clients and resolving any disputes.

Clients consisted of Lovell’s (YJL) we carried out a project in Roehampton contract value £1.3m finale at £1.8m with a net profit level of 28% this was through carefully priced variations.

The biggest value development for the second fix carpentry for Carillion was circa £4m which was completed with a net saving in presumed construction costs of 6% with a net profit of 25%.

Atlantic, although the younger brother to Getjar, had a turnover of £18m in specialized RC Frame works.

The biggest value, RC frame was for Wates’s academy in North London frame cost £8.5% with a net profit of 19.5%. Atlantic also carried out the frame for Carillion at their Paddington Green project which was £5.5m.
