Right of Way Engineer’s Responsibilities:
Conducts right of way activities like land negotiations/acquisitions, research of property, analysis of land titles and rights acquisition.
Supports completion of right of way claims, property damage settlements and other claims associated with the project.
Coordinate with the transmission line contractors and subcontractors, maintenance team on the location and design of the transmission line.
Helps the Land Specialist and Compliance Manager in implementing policies and procedures governing the acquisition of land and land rights.
Prepares, reviews land and right-of-way related cost estimates associated with land and right-of-way acquisition.
Ensures acquisition of permits necessary for right of way acquisition.
Prepares land and right of way related agreements, deeds, permits and licenses.
Coordinates with other government agencies for the implementation of right of way activities.
Resolves landowner complaints,inquiries, and damage claims.
Conducts weekly or bi-weekly meetings with Lands Specialist and/or Compliance Manager to monitor progress of right of way activities.
Provide weekly update report to TL / department on issues concerning right of way acquisition.
Ensures that costs associated with negotiations are within budget to maintain department and project expectations.
Supports the Lands Specialist and/or Compliance Manager when handling diverse and complex negotiations with land owners

Right of Way & Site Acquisition Supervisor’s Responsibilities:
Responsible for overseeing the entire Site Acquisition and Right of Way project phase of Site Development, including all land management, lease negotiations and coordination, legal review, and zoning, permitting and approval functions.
Obtain the customer's requirements for ROW and RTA management and lead in organizing the internal regulations on ROW and RTA management.
Lead in formulating the ROW and RTA acquisition process and key monitoring point.
Ensures that projects are completed on time, Permit costs are within budget and accepted quality metrics.
Participates in project review and status meetings, and communicates project status.
Utilizes approved forms and project management methodologies to ensure maximum project effectiveness.
ROW Supervisor monitor and track the progress of subcon to secure the right of way permits for the installation of poles/excavation permits
Negotiation skills and strategy that is applicable in applying and negotiation with barangay, LGU and DPWH and other agencies for the release of construction permits.
Building relationship skills with the adjacent lot owners to allow subcon to install poles within their property.
Preparing daily progress report and manage the deployment of subcon.

Site Acquisition Team Leader’s Responsibilities:
To be responsible for fulfilling the site acquisition tasks and to achieve the project objectives on the given time frame.
To be fully responsible for the project site acquisition as a representative/ intermediary of the company and a coordinator between the company and client in the project site acquisition phase including coordination with internal and external field operations from end to end.
To coordinate, supervise and manage subcontractors including site acquisition and permitting to ensure project objectives are achieved.
To ensure daily reports are furnished on a daily basis via text or e-mail.
To be main interface to solve site acquisition and permitting problems and issues during the implementation and any additional instructions from the PM
