Take, follow up and resolve all resident complaints. Make sure all resident work orders are addressed and completed within 24 hours. Maintain and come in below property budgets. I have received bonuses for the first, second and third quarters of 2014 due to NOI.
Sell and secure all rentals with a minimum of a 12-month lease. As of 3/14 I have, based on Market Surveys, suggested to owners that we increase our Market Rates two times. The increases total $30.00 a month per unit of which there are 4 different floor plans. After which I continue to be on average 98% occupied. This number only based on the fact that we cannot prep the units fast enough for I maintain a waitlist.
The property phone bills were so high I suggested to the owner that we should try cell phones on the properties. This was implemented throughout the entire company at all properties.
Upon hire I would have at least 3 nonpaying residents that would be files on in court. Since then, I have had a zero balance on my Delinquency Report as of the 15th of each month.
