PABCOR MANAGEMENT, LLC - Real Estate Management 2001 - PRESENT

VP of Asset Management & Business Development (2005 - Present)

Joined Pabcor Management during a high-growth phase and held various roles with increasing accountability. Began as Senior Property Manager in Pabcor’s Private Equity group responsible for managing Pabcor’s corporately held properties (400 apartments and 1.5M SF of retail space) and later conceptualized and launched Pabcor’s Asset Management division responsible for property management of externally held properties (an additional 22 properties secured over 15 years).

Spearhead Property Management and day-to-day Condo and Homeowner’s Association operations for 3,500 doors (condos, townhomes and homeowner’s associations).

Lead a multi-cultural team including a Director of Property Management & Engineer, 2 Property Managers, and a Customer Service Specialist department.

Marketed and sold over $45,000,000 worth of property over the course of the last 15 years, saving the company over $500,000 in commissions over this period.

Built Pabcor’s Asset Management division from inception and grew revenues from $0 at inception to a projected $800K for 2020. Sourced over $10M in sales for the Asset Management division over the course of the last 15 years.

Administer a $10M budget for corporate assets and an additional $16M in budgets for externally managed properties, including highly accurate budget analysis and reserve forecasting/analysis.

Attend 50 - 60 Association Board meetings per year and serve as expert advisor regarding budgeting, expenses, facility management, major capital improvement projects, negotiating contracts, hiring employees, and all other matters regarding real estate management.

Train and empower Property Managers and Customer Service Reps:

-Reduced costs by formulating and implementing a plan which streamlined procedures and processes, allowing 1 manager to handle more than 7 properties competently.

Indirectly manage Janitorial Crews and Maintenance staff (12 full-time laborers across properties plus 50 outside vendors/contractors (plumbers, electricians, etc.).

Spearhead outside capital improvement projects ranging from $50,000 to $10M per project and successfully co-manage 4-5 renovations/rehabs happening at any given time. Complete Projects on-time and under-budget.

-Managed construction phase and upgrades for company-owned apartment buildings that were converted to condos - Rehabilitated the apartments and prepared the building for sale.

-Listed and sold 70% of building, creating revenues of $2M-15M/year.

Secured $5,000,000 in funding for clients (homeowner’s associations) to fund largescale capital projects and an additional $2.25M in 2020 - Successfully manage the banking relationship for these 15-year loans.

Direct all advertising, including attendance at condominium expos (to network with vendors, roofers, plumbers, electricians, etc. face-to-face) as well as advertising on digital platforms such as allpropertymanagement.com - targeting boards, presidents and members.

Successfully retained all clients managed by Pabcor’s Asset Management division over the last 15 years.

Managed all properties held by Pabcor’s Private Equity Group, including commercial (retail space/triple net leases) and residential properties - This includes leasing, advertising, accounting, budgeting, facilities management, and capital Improvements. $4-5M Annual budget oversite.

Maintained constant contact and communication with hundreds of occupants by providing relevant information via meetings, memorandums, rules & regulations, and security recommendations.

Successfully maintained a high occupancy % through effective sales tactics and resident relations.

Conducted inspections, maintained occupant logs and work orders, and ensured appropriate actions were taken.

Ensured all purchasing guidelines were followed, including timely entry of purchase orders and approval of all invoices.
