Professional Experience

Regional Area Manger, Opendoor Labs, Inc. Jun 2022 – Present

In my role as a Regional Area Construction Manager, I had seven direct reports for three markets with an average of 30 homes in our renovation index/portfolio per month. My markets included: Greenville, SC, Columbia, SC and Asheville, NC. My direct reports included five Home Project Managers (HPMs) and two third party exterior assessors (3PEAs). I made the final decision regarding the homes we purchased in our markets based on virtual and in-person assessments. I approved the repairs that were deemed necessary to get the home market ready. I was responsible for approval of buyer negotiation repair scopes. I also managed the day-to-day operations of the market HPMs to ensure that our renovations stayed within our budget and were completed on time. Speed, cost, and quality metrics were our focus.

Conducted virtual weekly team meetings and individual meetings with HPMs that include metric performance reviews.

Created a weekly travel schedule to all three markets (AVL, CUB, GSP) to conduct progress reports, quality control assessments, listed clean and audit inspections. My job was to ensure our homes were ready to be listed, our vendors were safely completing their scopes of work, and we were getting quality workmanship.

Reported weekly in virtual meetings with the market manager and seven other area construction managers over our mid Atlantic division. Gave updates on trade partner needs in weekly trade partner meetings with our vendor managers and home operations coordinators. Utilized Google sheets, created slide presentations as an analytical tool during my presentation on our markets’ goal achievement and performance.

Reviewed all escalated assessment scopes (Budget Reviews) and change orders to ensure adherence to quality, and pricing standards.

Communicated with our vendors to negotiate pricing, confirm scheduling and resolve any logistical issues.

Area Construction Manager, Crescent Homes, Greenville, SC Mar 2021 - May 2022

In my role as an Area Construction Manager (ACM), I had 6 residential communities under my direct supervision, as well as 3 custom homes in our Flex program. In addition to single family construction, I also supervised townhome construction. There were up to 17 Project Managers and Assistant Project Managers that were direct reports to me.

Updated our division managerial staff and all corporate managers via weekly operations meetings, as to the status of our projected closings, upcoming new construction starts, and logistical issues.

Participated in monthly margin meetings.

Conducted weekly builder meetings with all construction staff to identify any issues, confirm dates for certification of occupancy.

Developed and implemented extensive field/classroom training that included but was not limited to; how to perform slab inspections and framing checks. Also discussed how to conduct all preconstruction meetings, pre-drywall onsite debriefings with buyers and new homeowner orientation walks.

Assisted land development with installations of mailbox kiosks, entry monuments, up lighting, landscaping, determining driveway hands and installation of security camera pods.

Spearheaded the development of our 3-phase divisional quality assurance programs.

Superintendent, D.R. Horton, Greenville, SC Oct 2015 - Mar 2021

In the 6 years worked at DR Horton, was the lead superintendent for approximately 300 homes built and closed in the following Upstate, SC neighborhoods: Bridle Path all 3 phases, Patriot Hills, Highland Hills, Timberland Trail, Rose Hill, Shiloh Farms, and Heritage Village.

Coordinated the construction schedule from start to finish.

Scheduled all required inspections with the various municipalities.

Scheduled the procurement of all construction materials in accordance with the plans, elevations, and selected options.

Applied for all utility accounts required.

Conducted weekly toolbox safety meetings and recorded attendance. Authored daily reports and any on-site accidents or near misses. Kept a log for all tools that were signed out. Registered and recorded first-aid materials that were used. I was also responsible for the hiring any temporary labor and reporting their working hours for payment.

Value: 7 million dollars. This job included lead abatement, demolition and installation of concrete foundations, new rough in and trim out plumbing, HVAC, and electric. Demolition and installation of new roofs, masonry and asphalt work. Converted single units to duplexes/ triplexes and all applicable trim out/finish work.

•Renovated 150 houses for officers and enlisted personnel at Grants Landing Cape Heart at Officers

Lead superintendent for the framing and MEPs of Alta Great Bridge, Chesapeake, Virginia.
