DETAIL OF RESPONSIBILITIES
Negotiating, abstracting and interpreting leases. Resolve landlord / tenant disputes and enhance relations. Computation
of rent escalations (CPI), analyze sales reports for overage rent payment. Preparation of operating and capital budgets.
Write monthly cash flow budget variance and activity reports. Supervise rent, CAM and tax collections. Leasing and
marketing of space by various techniques. Retail center promotions & participation with merchants association. Approve assignments of lease. Institute default proceedings, represent owners in civil suits, negotiate settlements, expert court witness. Review insurance coverage and placement as to criteria. Develop asset plan to maximize income and increase property value. Property inspections to identify loss exposures, needed repairs or enhance cosmetically. Supervise and evaluation of personnel, establish policies and procedures, devise forms, checklists etc. Write bid specifications, analize bid submissions and negotiate contracts, issue P.O’s.
