OBJECTIVE

SUMMARY OF QUALIFICATIONS

Responsible for the overall performance of their assigned property. Duties include managing and directing the on-site staff, leading leasing and marketing activities, market analysis, resident relations and preparation/management of property budgets. Accountable for all aspects of the day to day operation of assigned property.

Property Manager

•Ensure that all physical aspects of the property are at all times fully functional and maintained. Frequent interaction with residents, proactively responding to their needs; focus on relationship development and resident retention.

•Achieve the highest possible net operating income through implementation of effective cost control.

•Monitor and enforce resident lease obligations. Understand and maintain strict adherence to State and Federal Fair Housing Laws.

•Communicate effectively with site staff members and ensure compliance of all personnel policies and procedures. Provide direction and oversight to property maintenance staff. Ensure that units/space conditions are in market ready condition. Promote and teach safe work practices and ensure all safety of site and the occupants. Perform regular inspections of managed property.

•Bid, negotiate and manage vendor service contracts and one-time projects. Train and mentor office staff in an effort to implement sales and marketing materials. Provide reports as required.

Leasing Consultant

Responsibilities include assist property manager in rent collection, assist resident with inspection of their new home, and assist manager in implementation of resident renewal and retention programs. Maintain a current and up-to-date knowledge of surrounding markets and complete weekly traffic reports as required. Oversees rental collection and delinquent rents. As a leasing consultant, I am responsible for initiating and tracking bill payments, customer service, review residents application and assist in LIHTC/Bond recertification process annually

As an Asset Information System (IS) Technical Administrator.

Responsible for the purchase of IS equipment, receiving and processing orders for technical equipment and software. Trained on a highly complicated data based system known a SAP to conduct daily IS Technical Operations. Received certified training on excel, word, outlook, SAP.P2P. Trained on the IP phone system for office reception.

Responsible for assisting end users in ordering equipment and software. Assuring protocol standards and policy is followed in the ordering of IS equipment and software. Create Purchase orders and purchase requisitions for Equipment Maintenance, and Project Leaders. Problem solving and researching issues on Company database system (SAP). Organizational skills are both a work related and a personal priority.

Supervisor/Administrations Experience

Over 8 years as a supervisor for a chain of Fortune 1000 restaurants.

Job duties include. Directed recruitment and retention of supervisors and staff of up to 50 employees. Trained, supervised and evaluated staff.

Responsible for over 6 million dollars in purchase orders on an average 6 month period. Briefed supervisors on a weekly basis regarding IS purchase orders. Assured all departments and vendors proper equipment and technical support through enhanced administrative and standard protocol procedures. Responsible for accuracy and timely submission of all Technical Information System programs and equipment to maintain constant movement and accurate completion of operations.

RETAIL

Work with upper management to determine business needs and specifications. Provide customer service in fast paced environment. In-house program for maintaining hourly usage of personnel to maintain labor at a minimal. Review accurate employee hire documentation to include I-9 and valid employment documents. Implemented incentive program to encourage employee customer service and job performance.
