Senior Resident Engineer KLING CONSULT GmbH – JEDDAH BRANCH September 2021 - Present

Supervision, implement and executing the project Diriyah Sales Center (Experience Center) to the Client(DGDA) consist of a composite building by the design and build Contractor. I am leading a full site team continuously monitoring and supervising. Successfully managing the Contractors/Subcontractors and PMO (Arcadis-DGDA) with disciplined progress reporting capabilities that drives proactive problem management.

Accountable for on site management and conducting weekly progress meetings with the client DGDA and the Contractor, reporting along with daily correspondence (Letters, Memos, QA/QC, HSE etc.).Managing the submittals/approvals of materials and change orders. Managed on time submissions of monthly progress reports, Schedules, Approvals of payments for Contractor, QA/QC reports. Internal office reporting and client relation management is achieved.

Collaborated with Contractor’s team on site to eliminate any unsafe practices and clashes. Resident Engineer/ Project Manager KLING CONSULT GmbH – JEDDAH BRANCH October 2020 – August 2021

Supervision, implement and execute until successful handover of the project Samhan Residential Demolition Works to the Client(DGDA) consisting of 200 plus buildings for demolition keeping the heritage buildings undisturbed which are adjacent/very close to the structure to be demolished. I lead a full site team continuously monitoring and supervising. Successfully managed the Contractors/Subcontractors and PMO (Arcadis-DGDA) with disciplined progress reporting capabilities that drives proactive problem management till successfully completing the project and handing over. I proactively raised the complicated demolition issues including utility disconnections, tree transplantation issue with DGDA at the beginning/progression of the project, thereby finding a more feasible solution (Constructability) due to close proximity of buildings to be kept/ preserved. Vibration monitoring was done for the safety of Heritage buildings by providing amicable/safe solution to the contractor. Shoring and protection works for Heritage Buildings is the other key factor undertaken by the team. The number of trees (Palm & others) safely shifted to Nurseries exceeds more than 500 plus and maintained.

Worked as a Resident Engineer for a purpose built hangar and training facility for more than 1000 students and 125 staff. Refurbishment and extension of existing development for the Client BAE Systems SDT/Jones Lang LaSalle. The project is a training facility with an area of 5,500 Sq m.

Senior Project Manager Construction ADEX Contracting Company Riyadh Dec 2016 – March 2019

Design Development, implement and execute until successful handover of the project American International School Housing Compound Jeddah (112 Million SAR) to the Client(Jayid) and End user (American Body) consists of Nine Towers (Six Storied) Two Compounds with all modern amenities/systems. I lead a full site team (Staff of 20 plus includes Construction Manager, Senior Engineers (Electro-mech & Finishing, Architect with Draughtsman, Electro-mech& Finishing Subcontractors and continuously monitoring and supervising. I successfully managed the Consultants (M/s Zuhair Fayez Partnership Consultants & the Client JAYID with AISJ body) with disciplined progress reporting/ capabilities that drives proactive problem management till successfully completing the project and handing over. I proactively raised the complicated foundation design issue with Zfp at the beginning of the project, thereby revising the foundation design with the designer and finding a more feasible solution (Constructability) due to U/G water table and changing from isolated footings to a Raft foundation. Shoring/protection was done for the safety of adjacent buildings by raising the issue in time to the Client/Zfp, providing amicable/safe solution.

Managed submission of Schedules, Shop drawings, all material submittals (Civil, MEP, finishing etc.), method statements, Quality requirements, HSE etc. according to project specifications ensuring cost savings by signifying alternatives. I focused on changes/deviations from contract and BOQ for recovery, by submitting Variation Orders to Zfp consultants for review and approval until it is included for payments. The Variation Orders on this project was Circa Twenty Million Saudi Riyals. Through successful managing with my project team, I was able to complete and hand over the project on time within budget.

Developed healthy relationship with all stakeholders while closing and handing over the project with project close-out requirements (O & M Manuals, T & C Certificates etc.). I actively participated to stakeholders during kick-off/close-out meetings and ensure project is managed/handed-over without any conflict through team management and communication. Section Head Contracts Saudi Oger Company Riyadh JV Murray & Roberts Bahrain May 2007 – Nov 2016

Managed two Land mark Projects as a Contracts Head directly under the supervision of Saudi Aramco (SAPMT) namely King Abdullah University of Science & Technology Jeddah (KAUST- 14 BSAR), King Abdul Aziz World Cultural Center (KACWC-2.5 BSAR) Dhahran, King Abdullah Waqaf Commercial Center (KAWF) Medina and King Abdullah Financial District (KAFD) Riyadh, both under the supervision of Omrania & Associates Consultants Riyadh. I lead a team of Contract Administrators & Quantity Surveyors (20 Plus) for administering, change management and Contract management. Through successful coaching with my team, I succeeded in both In-kingdom (IK) & Out of Kingdom (OOK) Procurement, Variation Orders, Payments (Invoicing) in coordination with SAPMT team. I was responsible to educate the entire Saudi Oger team with regards to Contractual Obligations and any deviations from contract, specifications & IFC drawings, which has to be recorded and brought to the notice of Contract Department for further action. Successful in submitting a claims and variation orders of 900 MSAR (Kaust) & 250 MSAR (Kacwc) and getting approved by SAPMT. Negotiated and settled several Variation Orders with SAPMT contract team & business administrator in Kacwc project Dhahran.

I was successful in preparing and getting approved by SAPMT Interim Budget for the Project in Stages called WAR Budgets (Work Authorization Release) as the design was progressing simultaneously with the construction. This project was cost plus fixed fee type of Contract.

Resolved several disputes of the Sub-contractors from time to time arising due to huge value of the contracts for any wrong interpretation or slow progress. I was an influential member of the Team Oger reporting directly to Project Director for all matters related to Procurement, Invoicing, Subcontracts and Execution. Meetings with SAPMT (Weekly & Monthly), Reports submission to SAPMT (Monthly), Progress Monitoring with project controls manager and all contractual issues.

Responsible to write and reply contractual letters on daily basis to SAPMT regarding all site issues (Quality, Constructability, HSE, Accidents, Inclement weather, Reports, Minutes of meetings etc.) with excellent writing skills in English.

Accountable for producing and delivering daily payment submission to SAPMT team as per delivered material to site, maintaining logs for submission and continuous follow-up &monitoring with SAPMT in Dhahran and Oger HOB Riyadh until payments are secured with support teams using analytical skills. Assisted Hill International Team assigned to submit Global Claim including EOT claim to SAPMT and was part of negotiated settlement of claims.

For WAQF Project Medina, I was the member of the team along with Project Director in negotiation and settlement of accounts along with submission of all related supporting documents to WAQF Board & O&A Consultants. This lasted around nine months for closing along with a team of Engineers and QS’s.

Received appreciation from the PMO& CEO of Saudi Oger for my efforts to comply with project governance and Contract compliance. I diligently followed project templates and suggested modifications that were implemented by the PMO. Reported status updates on weekly basis.

Consultant Project Manager M/s Zuhair Fayez Partnership Arch & Eng. Consultants May 2004 – May 2007

Handled Three adjacent projects in the Kaau campus Jizan, Laboratory and Anatomy Buildings, Classrooms and Auditorium Buildings and Site Works and Sports Grounds and General Landscaping (93 MSR) as a Project Manager supervision.

Lead a multidisciplinary team of Engineers and Inspectors on the site (civil, mechanical, electrical, architectural Surveyors, Quality and HSE etc.). Monitored and coordinated all Contractors' activities for assigned tasks. Developed/Checked Construction Schedules and monitored progress accordingly. Provided Schedule and Progress appraisal report to the Client KAAU. Monitored material procurement and deliveries to ensure timeliness in support of construction activities and as per procurement Schedule. Ensured that materials received meet specifications and BOQ. Maintained first-level quality assurance to confirm that the installation of all work within their discipline is in accordance with the IFC drawings, Specifications, and BOQ.

Create and maintain the Project management plans: Quality, Communications, Stakeholder management, project charter, budget, schedule, and resource.

Supervised the construction engineering work and provided technical expertise for one or more of the construction engineering disciplines, as well as survey personnel. Ensured that tests and inspections are performed, witnessed, and documented in accordance with approved Zfp procedures and project specification. The Construction of Precast Boundary Wall around the Campus was a huge challenge due to uneven terrain and its close proximity to the Sea. This was achieved successfully by changing the design.

Organized the data (Punch List, O&M manuals, Guarantees & Warrantees) for the final project turnover and report. Client Project Manager M/s Al-Thinayyan Development Company Jeddah May 2000 – May 2004

Managed Two projects,Al-Shifa District Land Development Project South Jeddah (85 MSAR)and Al- Rawabi Gasoline Station & Facilities Uhud District Al- Medina as a Client Project Manager supervision.

Supervised with total control of land development project located in South of Jeddah spreading over an area of almost 15 km2; project consists of demolishing mountainous terrain by drilling & blasting over 100 meters high, developing into roads, walkways, street, lights & transformers and water & sewage lines by Specialized Earth Work Contractor (Al- Dahari Int.Riyadh) and Blasting Contractor (Saudi Chemical Company Jeddah), Electrical Works by Deem Company Jeddah (MV Cable Network & Transformers), Street Lights by AA Co. Jeddah and GAC Jeddah for Asphalt and walkways etc.

Liaised with Contractors, Subcontractors, Consultants & designers with regards to the progress on site, selection of materials & approvals, and progress payments (one of the largest lay-out for housing located in South Jeddah).

Successfully handled the project in respect of the design, approvals from Municipality of Jeddah, Electricity from SCECO and liaised with other Government Agencies for water and sewage network. Administered all close out construction activities of the entire project by successfully completing the Project on time and within budget. After the completion the plots were sold within a weeks’ time which is a record.

Supervised and Constructed a big Petrol Pump (Gasoline Station) in Medina with underground fuel tanks construction and commercial stores, public toilets and other facilities, handling Subcontractors in respect of all construction activities.

Managed Three Residential & Commercial mixed use Projects in Makkah very close to holy Haram (Multistory 20 plus Floors) for the client Dallah Real Estate & Tourism Company Jeddah,Dallah Residential & Commercial Buildings (Three Towers, Ajiyad & Al-Shubaika Dist.), Al-Manakha Hotel Central Area Medina and Palace Project Durra Al-Aroos Jeddah (100 MSR) as aProject Manager supervision.

Lead a multidisciplinary team of Engineers and Inspectors on the site (civil, mechanical, electrical, architectural Surveyors, Quality and HSE etc.). Monitored and coordinated all Contractors' activities for assigned tasks. Developed/Checked Construction Schedules and monitored progress accordingly. The multistoried hotels projects in Makkah & Medina were planned for Hajj seasons asrush projects and the project penalties were high in case of not meeting the deadline therefore continuous round the clock work is planned and worked upon including night shifts. The stakes were high due to pilgrims’ movement and restricted timings for supplies of concrete and other materials. It was a challenge to complete the projects within the time schedule and I was successful in completing all the three Projects on time within the budget by proactively managing my Team and the Contractors Team (ICC Jed, Al Khareji, Binladen etc.). The Manakha Hotel Project in Medina was the first Project to be completed in the central area with the specifications and coordination with the central committee assigned by the ministry.

The PALACE Project in Durra Al-Aroos was spread in an Area of 7000 m2, managed entirely with very high finishes by assigning Topnotch Subcontractors (15 Nos) and monitoring until its successful completion and handing over to the client.

Managed One Residential & Commercial mixed use Project in Makkah very close to holy Haram (Multistory 17plus Floors) for the client Ibrahim Al-Angary,Underground Masa & Souk Al-Saghir Toilet Projects (In-front of Abdul-Aziz Gate & Marwa Gate.110 MSR) as a Project Engineer. Thousands of Precast & Hollow-core Slabs were used/erected to speed-up the works.
