The Tuwaiq Palace Boutique Hotel (106 Keys,96000 m plot area,1.5 billion SR)

Intricate and challenging projects to convert existing ages old palaces into ultra-luxurious boutique hotels preserving their original shape and Architecture to personify the ancient tradition and the culture of the Kingdom, to create a memory of the palaces of the kings and re-establishing them as a global icon of grandeur and opulence.

Job Responsibilities Synopsis:

Participated in making Feasibility study and conceptual design prior tendering stage, Review Design at all stages ensuring compliance to all project requirements and deliverables.

Preparation & review of Design drawings, B.O.Q (in coordination with QS), project Specifications (on basis of existing specifications, Saudi / Qatari building codes & Local authorities requirements), Project particular conditions (In coordination with Contracts dept and Reply to queries record @ Tendering stage), Preparation of ITT package.

Implement the site supervision quality procedures, and review submission requirements of the project, along with the MEP contractor.

Review all construction documents and highlight any design and contractual discrepancies with the concerned.

Ensure that all statutory authority NOC’s / permits / design approvals are available on site for construction in Coordination with the AoR.

Ensure that the main contractor and nominated MEP contractor coordinate with all concerned Authorities departments and ensure that their requirements are adequately and satisfactorily incorporated.

Extend the maximum possible effort to avoid contractor(s) claims for cost and/or delay.

Prepare process control sheet for MEP works during the Enabling Works / Main Contract Works.

Review and forward any comments on all submittals including contractor design drawings, shop drawings, material submittals and alternative proposals submitted by contractors.

Conduct regular (daily) site visits and supervise, certify the installation of mechanical services ensuring compliance with the contract documents.

Raise non-conformance notices (NCNs)/reports; site inspections notices / Observations (SINs / ORs)

Review the corrective actions proposed by the contractor, respond / follow ups and close out procedure.

Observe and report any potential safety concerns identified at site.

Review the site progress and assist in the review of the contractor’s interim payment application.

Ensure effective implementation of the quality management systems and site supervision activities.

Monitor the progress of the work against the approved contractor schedule of works and prepare comparative reports.

Witness the testing and commissioning of all the mechanical / electrical equipment and sign off the relevant documents for acceptance.

Verify the accuracy of the contractor’s “As-Built” drawings reflecting the essential as-built details / conditions.

Review and approve the contractor’s operations & maintenance manuals.

Liaise with the Statutory Authorities and follow up all final inspection and approvals as required.

Carry out the final inspection for certification of final completion and handing over works.

Assist client team in the review of submittals, specialized on-site / offsite inspections, testing and commissioning submitted by contractors.

Assist the client team during final inspection for certification and handing over the works (TOC issuance).

Assist the discipline staff on projects in resolving any technical issues, claims, disputes arising and requiring input for satisfactory close out.
