Responsible for assigning daily tasks; respond to all daily emergencies. In charge of ordering all supplies for maintenance, sewer plant, pool, housekeeping and landscape.
Responsible for property landscaping making sure the schedule is kept and all areas cut throughout the community. Kept daily log books for gator, landscaping, leaf machine, and all truck books. Responsible for trucks, lift station, golf cart, leaf machine, four generators and gator, daily playground equipment cleaned and mulch met compliance, mini golf grass cut area cleaned, big and small water wells, coordinated roof repairs at sewer plant that the maintenance crew built, all maintenance as needed. Responsible for new basketball hoops painting of court lines, painting of horseshoe backboards and lines and painting and maintaining the shuffleboard area. Responsible for all deliveries; gas, chlorine, propane and for all generators being fueled before any hurricanes.
Responsible for fire inspections, fire extinguishers, exit lights, kitchen hoods, kitchen vents all done by vendors once a year. Made sure housekeeping stayed on schedule with a daily checklist. Made sure the rec hall floor was striped and waxed 3 times a year. Made sure the community was in compliance with State and pool regulations twice a year with log sheets and chemical balance checked by the state.
CPO certified for cleaning and balancing the pool. Oversaw maintenance staff pressure wash all six bath houses, rec hall, office, gatehouse, and pool surface three times a year. Coordinated lift station cleaning twice a year. Ensured that all waste and water plant paperwork is turned in on time. All water samples tested daily, and when a water break occurs water testing on boil water alerts and the go ahead after testing that the boil water notice is lifted. Responsible for the replacing of the New 10,000 gallon Hydropneumatic Tank and kept up maintenance when needed. Oversaw for the water plant project shut off valves through the entire community. Coordinated for sludge hauling with vendors from 3 digesters at the sewer plant every 5 weeks by sludge semi-trucks. Responsible for Septic tank clearing out for certain lots in the community when needed by outsourcing vendors Oversaw asphalt mapping project on one side of the community. Managed the new county stop lines throughout the community in compliance with Orange County rules and regulations. Made sure the flag pole vendor met county guidelines to meet compliance. Had a vendor come up with schismatic drawings which were approved by county schedule for cutting spraying weed killer throughout the community weed waking and irrigation. Responsible for calling Duke energy for electrical, cutting low tree limbs, troubleshooting outages, community issues and shutting off power at weather head do to residents stealing power. Kept all the trucks insurance and registrations tags up to date. Responsible for setting up all board and town hall meetings once a month, Maintained compliance with OSHA safety guidelines for housekeeping, maintenance, landscapers, trucks, and John Deer gators. Responsible for purchasing digital meters and meter equipment such as green lock out tags lock out equipment for theft. On call 24hrs a day, 365 days a year. Installed a new door system with a fob system for community access. Responsible for all 6 laundry rooms cleaning and machines serviced by outsourcing vendors when needed.
