ASSET MANAGEMENT RESPONSIBILITIES:

Instrumental in the due diligence proceedings associated with property disposition and acquisition.

Successfully led the office condominium conversion of Grand Bay Plaza through a seven year turnover process including legal, marketing, sales, construction, accounting, and management. Currently service as Executive Director of the Condominium Association reporting to a Board of Directors and the entire association membership.

Negotiate Purchase & Sale Agreements, Lease Agreements, Service & Construction Contracts.

Active with brokerage community in identifying possible asset investments and prospective new tenants.

Develop local business relationships, attend and host events promoting assets and the Coconut Grove area.

Oversee full circle accounting process for federal tax purposes, work with accountant and CPA to ensure proper accounting and financial reporting, approve and sign all expenditures, administer all loans and related reporting requirements, approve job costing of capital expenditures and tenant improvements, ensure proper documentation of all expenditures to include contracts, purchase orders, releases of liens.

Oversee leasing activity and marketing efforts, attend network events, review and approve proposals, work with counsel, tenant, and broker through lease execution, administer all lease agreements.

Approve marketing functions, advertising collateral and social media campaigns.

GENERAL MANAGEMENT EXPERIENCE:

Successful in substantially lowering operating cost while improving services to tenants through energy management measures including energy audits, lighting retrofits, installation EMS system, use of variable frequency drives, and installation of window film.

Design and implement Emergency Procedures Manual, testing and training program for security personnel and building occupants, develop and complete Disaster & Recovery Plans.

Oversee management, maintenance, leasing, engineering, security, accounting and parking facilities.

ACCOUNTING & IMPLEMENTATION EXPERIENCE:

Control all aspects of budget planning and preparation including escalation calculations, year-end reconciliation, capital expenditure budgeting and lease projections.

Institute strict cost containment policies through the use of a purchase order system, job costing, expenditure approval requirements, and reporting systems.

Responsible for all legal, tax, rent collections, litigation, tenant improvement amortization, furniture/fixture depreciation, accounts payable approval, and check signing.

Review and approve monthly fee management reports including NOI analysis, budget comparison reports, capital account reconciliation, aging, and lease analysis.

Audit parking garage ticket systems and valet operations.

CONSTRUCTION MANAGEMENT SKILLS:

Responsible for all phases of construction including; space planning, finish selection, budget preparation, bidding, cost analysis, contract negotiations and preparation, funding approval, construction observation, payment applications, change orders, punch list development, follow-up and warranty issues. Administer tenant improvement and capital improvement projects, conduct bidding, ensure proper contract administration.

BID BOARD OF DIRECTORS MEMBER:

Currently serving ninth year of appointment by the City of Miami to serve on the Board of Directors for the Business Improvement District. Attend BOD and City Council meetings with the goal of growing and developing Coconut Grove as a world-class waterfront commercial walking village to create a stronger sense of place with a compelling retail mix. The BID develops programs to keep the District clean and secure, fund marketing projects, sponsor special events, enhance streetscapes, implement capital improvements, facilitate access to parking and foster new business relationships. Work with a dynamic BOD representing a variety of stakeholders, elected officials, property owners, and merchants.

Participate in organizational committees for special events and outdoor festivals including awarding special event grants.
