Direct all Sales & Marketing activities associated with the openings and continued sales of 9 new home communities, from 59 homes to 588 single family new home construction communities. Collaborate with management, developers and HOAs to clarify, introduce, and recommend policies and procedures with sales, marketing, clubhouse, pool, and many varied amenities in each community. Train, coach, and mentor new sales representatives to ensure they possess appropriate sales skills and knowledge to help them develop sound problem-solving and decision-making skills to motivate them to grow. Each community is a separate profit center with specific sales quotas, prices, marketing & advertising.

Work closely with management in establishing sales goals, business plans, marketing/advertising, websites, floor plan selection, CRM programs and specifications as well as pricing and incentives within different communities.

Consistently achieve and surpass sales goals across all metrics, while increasing referrals, closing ratios, and absorption rates in areas against all competition.

Perform continuous in person reviews at competitors’ communities for sales and construction methodology; inspect sales office, staff, community, homesites, and homes under construction for trash, lot conditions, contractors, materials used in construction, condition of contractors’ work, number of available lots for sale, number of lots sold, contingencies, spec homes, prices, incentives, floor plans, etc.

Oversaw the successful openings and sales of communities including Lewes Crossing, Pelican Point, Peninsula Lakes, Heritage Shores, Vincent Crossing, Fork Landing, Milford Ponds, Ashland & Verona Woods. Steered rebranding, redesign, and reinvigoration initiatives for the New Home Division of the foremost home builder in Delaware. Oversaw marketing, selling, and managing Delaware communities comprised of 900+ homes during a severe economic recession. Teamed with Vice President and Owner to design new single family and carriage home floor plans from ground-up for communities; redesigned current floor plans when needed; and updated standard features and options across all communities to align with current market trends, including home and option pricing.

Rejuvenated sales strategies, advertising, signage, and traffic patterns; repositioned social media and lifestyle marketing to the forefront, more prominently in the company’s 55+ communities; and tracked traffic patterns and brought personal contact as well as extensive follow up to the sales process.
