Significant Achievements:

Business Development

I developed a business plan to aid the Abeokuta, Nigeria state government in building residential homes for government employees. The purpose of the initiative was to eliminate the shortage of housing as well as promote and foster the progression of a middle class social structure.

I assisted in locating strategic areas for business expansion to maximize profits and foster an appropriate response to changing economic conditions inclusive of area population growth, key demographics, and business development.

I developed standard operating procedures to include best practices as it relates to cost control measures, subcontractor identification and hiring, quality control, customer relations, and employee training and development.

I contributed to marketing campaigns to entice target market through participation in trade shows, direct marketing, vendor relations, word of mouth, and community networking.

Project Management

I served as Project Manager to facilitate timely completion of projects for Ogun State Property and Investment Corporation to include monitoring construction milestones for quality control standards based upon my vast experience in residential building.

I was responsible for conducting site and pre-construction meetings with potential clients. In this capacity, I handled the coordination of the entire construction process to include the following: hiring, setting up and scheduling subcontractors, coordinating the permitting process and construction draws relative to customer or lending institution payment schedules as well as other routine aspects of the construction process. Other responsibilities of the job included client closeouts relative to project budget versus cost reconciliation, and on-going warranty management.

I was responsible for auditing vendor invoices as well as subcontractor requests for payment. In this capacity, I examined invoices against contractual agreements relative to project schedules, services provided, and material costs in an effort to identify reasons for cost overruns. To this end, any cost overruns attributable to vendor or subcontractor negligence were resolved through the utilization of various tools to maintain in-house project profitability goals by implementing subcontractor or vendor chargebacks or billing customers for requested changes outside the scope of the original contractual agreement.

As a Project Manager, I viewed myself successful when projects were completed on or before the designated completion date as well as when project costs were at or below budget without jeopardizing the quality of the outcome(s) or customer relations. Ultimately, my successes were documented through multiple advancements and the desire for on-going relations by the organizations or individuals for which I was employed or contracted.

General Management

As a Managing Director of a company providing residential and commercial building services in a third world country, I experienced unique obstacles in comparison to those faced in a developed country. Because of the lack of consistent electric power or electric tools, the building process was very manual labor intensive. Additionally, payment of personnel and vendors was audited and processed daily. Also, the scheduling of milestones and contract draw-downs was critical to on-going operations due to it being a cash based society.

As a Construction Manager, Assistant Construction Manager, and Construction Superintendent, I planned and assisted in the planning of all facets of the construction process, rendered decisions on workflow, production planning and control, material and labor costs control. I monitored performance of subcontractors and scheduled them according to established goals and objectives. I worked closely with upper management and key stakeholders to ensure the execution of projects.

As a Retail Manager, I was awarded Manager of the Year for fiscal Year 2000, and earned Best Store Award for profit, cleanliness, and low turnover for fiscal year 2001. I provided general over-site of operations of retail sales and deli management. In this capacity, I was responsible for the direct supervision of 12 employees and maintaining harmonious on-going relationships with various vendors. Additionally, I managed the location marketing to include implementing cross merchandising and planogram merchandising marketing techniques. I monitored weekly analysis reports to determine key indicators such as cash shortages, inventory levels, and frequency of merchandise turnover. I processed payroll and reconciled shift sales.

As a District Manager, I was responsible for 9 stores within a 300-mile territory, supervised approximately 50 employees, monitored each locations sales, and processed weekly roll ups, which entailed auditing of daily reports for each location.

As a Retail Manager and District Manager, I was responsible for training and developing staff. To this end, I actively nurtured work environments to maximize staff motivation. In this capacity, I instituted profit sharing initiatives as well as implemented bonus programs in support of targeted outcomes. Ultimately, I deemed my efforts successful when targeted outcomes were met or exceeded as well as when an individual staff member met his or her maximum staff potential within the organization.
