I am seeking permanent, or contract employment with a well-established firm. Having worked consistently within the Construction, Development and Real Estate industries for over 35 years, I have become very well versed in almost all types of Commercial, Healthcare, Light Industrial and Residential construction, and development. I am computer literate and proficient with MS Office Suite, MS Project, Primavera Suretrak and several types of online construction software.

I have worked my way through many of the trades and positions related to construction and development beginning as a laborer in my father's small residential contracting company working my way through management and upper management positions in multiple states throughout the US. Besides having held my own General Contracting licenses in three states, I have successfully held positions such as Superintendent, Project Manager, Sr. Project Manager, Construction Operations Manager and Dir. of Construction with multiple mid-sized construction companies and developers. I have worked largely with New Commercial and Medical Offices, Retail, Hospitality, Military, Multifamily and Light Industrial construction and Various Cap-Ex projects as well. Multiple Letters of Recommendation to back it all up provided.

In addition to the above, I have also worked very successfully as a self-employed Construction Manager/Owner's Representative for the last 11 years on projects ranging from $3,000,000 to over $50,000,000 beginning with supervising planning and design, entitlements, performing conceptual estimation and project budgets, and supervising and overseeing construction through final completion and turnover.

Director of Construction, Construction Manager/Consultant

Provide full Construction Management and Consulting Services

Supervise various consultants to create Conceptual Designs, Complete Entitlements and ultimately complete the Construction Drawings on various Commercial and Mixed-use projects ranging from $8m to $50m plus.

Generated and defended a $2m theft and vandalism insurance claim.

Provide conceptual estimates to assist project owners decide project feasibility and design parameters for multiple potential projects throughout the US simultaneously based on local costs and assumed project design.

Monitor the design process to verify that the design stays within the parameters as defined or desired by the owners, while adhering as closely as possible to the Conceptual Budget.

Perform progressive plan reviews throughout the design process of the project in order to provide Value Engineering suggestions, identify and address constructability issues and verify that the owners vision, intent is maintained.

Develop, update, and finalize project estimates from initial concept through the establishment of a General Contract.

Perform full construction services including, but not limited to; Managing bidding process and make recommendations for General Contractor selection, Review RFI’s, Change Orders, Payment Applications etc.

Develop and maintain final construction budgets that are representative of what the actual costs should be based on local costs and current project design.

Work closely with General Contractor’s Project Manager and Superintendent to review project schedule and productivity on a weekly basis

Attend weekly site meetings to verify strict compliance with Safety Requirements and Construction Documents as well as to verify quality of workmanship.

Provide owners and/or stakeholders with weekly photos and progress updates.

Creation and follow-up of punch lists.

Perform Project Closeout and review all As-Built Drawings for accuracy and completeness.

Act as General Contractor on various local projects ranging in size.

Construction Operations Manager

Author new Policies and Procedures manual for the Construction Division.

Hire and oversee all office and field staff associated with construction operations on multiple commercial office and mixed-use projects in CA, NV, AZ and TX ranging in cost from $7m to $25M simultaneously.

Oversee all projects and/or project managers beginning with Concept and Due Diligence, Entitlements, Design and Construction and Closeout.

Develop and manage construction budget and schedule on all projects under construction.
