Prepared estimates for labor and material costs and put together bid proposals based on the respective projects request for pricing guidelines and scopes of work as shown on the bid documents received. Construction Management Projects:

Lincoln Square Synagogue – New York, NY

Ground-up construction of a high-end, four story, 62,000 square foot synagogue consisting of a 420 seat circular sanctuary, 5,000 square foot glass façade, seven classrooms, four offices, and a two story 5,000 square foot ballroom, located downstairs below the Main Lobby level. Construction management services included design consultations reviewing means and methods to expedite construction while staying within budget. Value engineering options for HVAC systems and lighting designs were coordinated, budgeted, and accepted. Weekly budget updates, schedules, and cash flow reports were used to closely monitor progress toward completion and TCO. Volume: $50 million

Cenacle Sisters Retreat & Convent Center – Ronkonkoma, NY

Ground-up construction consisting of 6 separate buildings on a 42 acre site totaling over 50,000 square feet. Designed to achieve LEED Gold Certification, the building is outfitted with a geothermal heating and cooling system as well as radiant heated floors. Volume: $16.9 million Dream

Downtown Hotel – New York, NY

Massive redevelopment of an 11 story, 200,000 square foot institutional use structure into a high- end 184,000 square foot 12 story hotel including 316 guest rooms, two restaurants, rooftop lounge, outdoor pool and pool bar, event space and ground floor retail space. The original through block building offered limited possibilities for natural light, so four floors were removed from the center of the building, which created a new pool terrace with a glass bottom pool located directly above the main lobby and restaurant, as well as new windows and balconies for guest rooms on the inner side of the building. Two new floors of guest rooms were also added on the southern portion of the building and a glass enclosed roof-top lounge and terrace on the north side of the building. A complex staging, logistics and delivery schedule was developed in order to address the challenges of working in a high-traffic area with limited site access and restrictive street closing permits. Volume: $90 million

YMCA – Brooklyn, NY

Ground up construction of a 25,000 square foot community center and underground, indoor pool. This project faced an extremely extensive excavation process due to unforeseen obstructions below grade as well as unforeseen conditions with neighboring properties. Eroding of the neighboring building foundation resulted in an elaborate shoring and underpinning process followed by the feat of pouring the opposite foundation wall under zero tolerance conditions due to the exceptionally close proximity of the designed foundation wall to the property line. Volume:$6 million
