Independent Consulting 5/22-Current
Currently working for a client as interim GM for a complex of two Hilton branded hotels. Placing systems, processes, and standards. Also, assisting my client in locating a permanent General Manager. (Karmali Hotels, Inc.) Arosh Hotels
Acquisitions and Operations 9/21-5/22
Responsible for evaluating distressed properties in the DFW market and making recommendations to the Adi Family for purchasing an asset. My responsibility was to go in and assemble a seasoned team to operate the asset profitably. Once stabilized, we were to repeat the process. The goal was to reach a portfolio of 4-6 hotels. However, that business plan changed in month eight and the organization stopped after one hotel had been acquired and turned around.
Aimbridge Hospitality:
Opening General Manager Delta Hotel by Marriott Southlake 8/20-8/21 I was hired 90 days prior to opening, as opposed to the usual 6 months, as the project was compressed due to Covid- 19. With the help of the area General Manager, we hired the Executive Committee within three weeks of my hire date. From that time on we successfully completed the remaining 60% of Marriott’s opening Critical Path within one month. We opened the hotel 4 days past target date which was considered a wonderful accomplishment. The hotel has 240 room, 9300 sq. feet of matting space, a full bar and a 4-star chef driven restaurant. Despite many challenges we were matching our comp set in all three major categories of the STR report within 120 days of opening. Task Force Complex General Manager- 1/20-3/20 Cascades Hotel Complex, The Colony TX-Fairfield Inn, Courtyard by Marriott, Residence Inn by Marriott: I was hired to assist in closing two of the assets, furloughing 90% of the staff and ensuring that the assets were protected. Task Force General Manager Hotel Indigo Frisco 10/20-12/20: Two-month engagement where I contracted to assist ownership in hiring an effective Director of Sales, affordable General Manager, Food & Beverage Manager. Created standards, systems and processes. All three hire are still in their original positions and the engagement was quite successful.
Fillmore Hospitality Group:
General Manager- Cambria Hotel DFW Southlake 9/2017-12/2019 Charged to steer an underperforming new upscale boutique hotel with 5k square feet of meeting space, a restaurant and 175 rooms to improve financial results, and guest & team satisfaction. From opening to my arrival, the hotel required more than $600K in cash calls. Within 8 months, all cash call monies were returned to ownership. No cash calls were needed after I assumed management. Within 13 months, budgeted GOP was achieved.
Each of 3 STR indices were improved from the 80’s to 90’s in a very strong comp set in year 1. In year 2 budgeted occupancy, ADR were achieved. Guest satisfaction improved from 37th of forty hotels to ranking of 3rd of 49 hotels. Ownership was positioned to market and sell the hotel as plus cash flow asset. Outstanding Brand Audit ratings. These results were achieved by building a strong team, allowing them to do their work and being heavily involved in the sales effort. Gateway Hospitality Group:
General Manager- Hilton Garden Inn Lewisville, Texas 11/2015-9/2017 Charged to replace the promoted GM and steer a performing hotel with 20K square feet of flexible meeting space and full food and beverage service. Maintained +100% in all STR indices. Increased ADR YOY by $10 2015 to 2016 and $5 2016 to 2017. Increased Food and Beverage Revenue by 12% 2015 to 2016 and 10% 2016 YTD. Maintained budgeted occupancy and Flex/Flow G.O.P. Outstanding Brand Audits ratings. Achieved Apple REIT’s Shining Apple Award Q3 2016. The only hotel in the portfolio of over 220 hotels to score a perfectly for Apple REIT’s hotel scorecard. Completed Hilton’s General Manager Certification. 70% team member retention. Refreshed all catering menus with our Chef and Sales Team to increase revenue.
Aquila Lodging:
Complex General Manager-Element DFW North & Four Points by Sheraton Coppell 2/2014-11/2015 Irving/Coppell, Texas
Charged to steer The Element Hotel to excellence by implementing owner systems and Starwood Standards. Achieved +5% of budgeted NOI, top position in guest satisfaction scores (GEI) for the brand globally. Maintaining LEED certification, cross trained team to prepare for opening the sister property, Four Points by Sheraton Coppell. Achieved buy-in from ownership on self-developed systems and implemented. Maintained +100% in all STR indices. Completed pre-work per Brand Specifications for the new build Four Points by Sheraton Coppell, hired sales talent to open the new asset. Assisted in the design of the new property working closely with architects and construction while leading The Element Hotel successfully.
Harbaugh Hotel Management Company-Sheraton DFW Airport Hotel: Assistant General Manager/Acting General Manager 2009-11/2013 This position was created for me to assist a sales-oriented GM in renovating the F&B space, hiring culinary talent, concepting new outlets, training and opening the renovated space. Also, represented management with union issues ranging from contract negotiation to resolving grievances. Responsible for all hotel operations. Directly involved in sales and catering efforts, and revenue management. Brand Management Champion. Assisted in improving market indices in our competitive set. Ownership’s goal was to sell the asset. Successfully assisted ownership in achieving that goal as acting GM in GM’s absence. Guided the operation during the sale.
