Understand the current market and submarket conditions. Know the market survey and complete weekly for property managers, asset managers and owner

Communicate with the staff and clients/residents on needs and concerns

Review aged vacancies, yellow brick road, market-ready apartments, and models

Analyze weekly leasing reports and foresees occupancy trends

Complete and updates market survey

Tracks advertising, promotions, and publications

Develop and maintains rapport with locators, area businesses and participating companies in the current community Corporate Advantage Program (CAP)

Shop competition on a consistent basis and directs the team to do the same

Identify problem vacancies and generates strategy with team

Communicate with supervisor on changing market conditions

Responsible for reviewing community web presence (ILS, Craigslist, social media, online reputation, etc) for accuracy and community branding consistency

Responsible for tracking and monitoring internet traffic results via Google Analytics, lead management reporting and operational program reporting (i.e. Yardi or Entrata)

Ensure all online reviews are responded to in a positive and professional manner

Assist in Leasing and customers in daily work orders and enjoying apartment living. Parks at Wynnewood, Tax Credit property: Leasing - 1100 units Tax Credit properties are income restricted and have government restrictions on all aspects of leasing paperwork, prequalifying any inquiries. There are extensive rules and regulations based on several factors that are audited and monitored by the Lincoln audit team and government institutions. Income analysis required, documented and sent in for the audit team for approval for move in and renewing residents.
