-Manager of a 207 apartments high-rise which is designated for the mentally and physically handicapped plus 5 other elderly/disabled developments.

-Responsible for 684 HUD subsidized apartments and 4 Group homes.

Property Manager for an affordable scattered site consisting of a renovated 1905 schoolhouse, townhouses and 4 mid-rises. Responsibilities included management of the day-to-day operations including apartment turnovers, leasing apartments, budget preparation and implementation, and the supervision of the administrative and maintenance staff.

Newbury Common was a luxury high-rise with 250 luxury apartments plus a fully staff Health Club with a glass enclosed indoor pool located in Stamford, CT Newbury Common also has a full working gym with members from the building and surrounding areas.

-While at Newbury Common, I improved the vacancy rate at Newbury Common from 20% to 1.5% using resident retention and extra services.

-Newbury Common was in receivership prior to my employment and I was a main player of the success of the building.

-Managed a large staff of leasing agents, 10 maintenance and porters, and 3 mechanics.

-Developed and administered a new resident services program to improve the quality of living which in turn reduced apartment turnover.

-Improved the vacancy rate at Newbury Common from a constant 20% to 2%; and collections to less than 3%.

While at President Village I increased the NOI at President Village, Fall River, MA from $800k to $1.2 million annually by increasing rental income, reducing collections to .5% annually and reducing turnover costs.

Supervised and improved the resident services and created the retention program.

Updated the overall esthetics of the building from a mediocre appearance to an upscale appearance.

Occupancy Specialist- Created and edited Book 1 of the FRM Operations Manual consisting of approximately 3,000 pages of topics ranging from Resident Services, marketing, leasing apartments, risk management, resident retention and human resources. New policies and procedures were developed and reviewed by committees and sub-committees.

File Auditor- Member of the FRM internal controls team that traveled throughout the company’s portfolio auditing files to establish that site procedures were in compliance with the FRM’s policies including state, federal and fair housing laws.
