Mountain Mike’s Pizza - Construction Manager – Development Team. 2020–2022 – (2years). Facilitating new franchisees through the design and development of creating a new restaurant via projecting our business model, flow of dinning room and kitchen with our Architectural partners. From there I would manage the purchase of equipment and facilitate construction to completion and grand opening. KFC – Construction Manager – Estimator – Program Manager. 2018–2019 (2years drive to completion) 4years in total). Fulfill the vacated construction program roll out of Lendlease for 2,500 remodels. Re-engage all existing architects, sub-contractors, material vendors and permitting. Then draft new contracts engaging new GC’s, scheduling and managing all construction and financial operations to ensure the completion of all new construction and remodels. Lendlease – Project Manager – Strategic Business Unit. 2016–2018 – (2years then hired by the owner (KFC) for a further 2years). Manage the estimation of all KFC, Taco Bell and other “Yum” Co- Branded restaurants within the western region of the United States. Skillsets:

(Here below is a detailed breakdown of the tasks that I review, manage, and complete on a weekly basis). Franchise Development

• Getting Franchisees into the System: Establishing and maintaining relationships with sales teams, managing what platforms there are using for marketing, assessing the potential candidates for peer review and preparation for discovery days.

• Understanding the Franchise System and Business Model: Being able to speak to and sell the business model, the FDD and the FA, with a full understanding of P&L and the infrastructure needed to become a successful franchisee with the brand.

• Approval Criteria for Franchisees: Establishing and reviewing financial requirements, industry experience, and overall personal drive & ability to become a successful small business owner. Real Estate Development

• Working relationships with Agents: Having and maintaining strong relationships with specialized agents on a national and local level, holding regular weekly calls to review progress.

• Establishing criteria for the brands business model: “Sweet spot” size and location, assessing other neighboring brands for AUV in comparison with the national AUV for that brand, who was the previous tenant, activity in the area, is there a daily needs anchor tenant.

• Critical analysis of the location: What does the access to the site look like? Is there street visibility? Parking? Buildout cost? Competitive or saturated market? Signage opportunities?

• Financials and details for the lease agreement: Address the parameters of lease amounts where the brand is successful to ensure that the franchisee is set up for success by reviewing sqft price, CAM’s, Triple nets, or sales-based percentage lease agreements.

• LOI Phase: Ensuring that one Agent is managing the franchisee to avoid multiple LOI’s going to LL’s from multiple Agents, guiding the franchisee through this process ensuring that we have at least 4 LOI’s submitted for each territory for the goal of at least one turning into lease phase.

• Lease Negotiation Phase: Assessing the Landlord Work letter requirements verses the Tennant Improvement Allowance amounts in conjunction with the status of the building being a newbuild, white shell, grey shell, or a second-generation space. From here I also look at the total length of the lease agreement and aim for two additional 5-year options to extend. I also strive to educate the franchisee the difference in build out costs between these sperate styles of locations.

Franchise Funding and Capitol Management.

• Franchisee Preapproval: Ensuring that the Franchisee is Preapproved is a key step that typically happens in Franchise Agreement Stage, however, I address this again once we have selected if it’s a new build or second-generation site, because of the fluctuations in cost.

• Working partnerships: Maintaining relationships with trusted and proven financial brokers and their requirements and the management of a franchisee traveling through this process.

• Timelines for Funding and Amounts Needed: Keeping a close eye on the status of funding for the key milestones to be hit in order to be in alignment with the overall pipeline schedule. Restaurant Design

• Establishing the Design Fundamentals of the Brand: Assessing the key items needed for the success of the business model, along with design and décor elements to create atmosphere.

• Reviewing the initial floorplan design and layout. Ensuring smooth operation requirements are optimized, then analytically reviewing the customers experience, including the placement of décor elements, TV viewing angles, placement of booth seating verses four top tables verses two top tables verses high tops or bar seating.

• Reviewing 3D Renderings: Assessing the finished product via Google SketchUp gives me the ability to refine the placement of TV’s and their proximity to décor items, or address the view and line of sight to the menu monitors behind the POS, along with the overall look and feel.

• Value Engineering: Finding better products, materials and procedures that will reduce the overall build out cost, it is in the best interest for the brand in general, for us to acquire potential franchisees we need to have the best AUV’s with the lowest build out cost.

• Creating the Brand Design Specification Book: When I started at Mountain Mike’s Pizza, there was no Brand Book, I had to establish the core elements to the brand with the CEO’s and the executive team. I utilized my experience from KFC and Taco Bell to develop the MMP Brand and Design Guide, where we decided on elements such as; the Map Wall that brings a local feel to the design, the polished concrete flooring that was more affordable that tile and gave a more modern feel, added in a mountain landscape to promote some color throughout the space, we added a black open ceiling that again was more affordable and modern, we added LVT Flooring as the wainscoting which was a price drop in $17per sqft down to $3per sqft. Sourced and refined affordable yet stylish black diamond tuck and rolled tufted booth seating for a comfortable and stylish seating atmosphere to sit down and enjoy a pizza, a beer and watch some sports with friends and family.

Restaurant Procurement

• Establishing long lead time items: With major setbacks in manufacturing and shipping lead- times, I managed to split our equipment packages into two phases; long lead-time and short lead-time phases. Therefore, ensuring that I was well prepared to hit my timelines by tracking the delivery ETA’s for these items, with regular weekly checkups to resolve slippages.

• Establishing the ordering parameters: With and equipment package that was $150k in value, I prepared agreements with vendors that would allow us to secure product allotment for a minimal deposit amount, therefore helping establish the two-phase process with minimal impact to the pocket of the franchisee and ensuring the vendor was well looked after.

• Managing the delivery dates: Created a tracker via Google Sheets where I was able to team up with the equipment vendors and manage them inputting the ETA dates for each item that was procured for my upcoming developments.

Construction Management

• GC Bidding: Established a Request For Proposal email template for all qualified bidders, established the parameters for qualifying a GC, detailed into the template key bidding items such as; Bid Tab, Landlord Work Letter, Schedule Example, Material Responsibility Matrix, Weekly reporting expectations, dates to notify if bidding or not, dates to submit bids etc.

• NRO weekly calls: Established a New Restaurant Opening Checklist, which corresponded with the entire development process, from a franchisee signing their FA to COO.

• Alignment of vendors and strategic partnerships: Utilized partnerships from other brands.

• Close out phase: Established a Punch List Document and a Close Out Checklist. Project Portfolio List:
