BJ’S WHOLESALE CLUB, Marlboro, MA 2011-Present
Regional Maintenance Manager
Oversee all structural, cosmetic building envelope items, parking lot, roof systems, solar panels, tire center, propane, and gas stations for all of BJ’s Wholesale sites throughout the entire East Coast. Manage teams of electricians, contractors, plumbers, roofers, solar panel techs, and HVAC. This includes yearly food, forklift, floorcare equipment, install, replace and repairs. Managed fifteen roof replacements, ten parking lots, and twenty-one solar panel installations with project budgets of $300K up to $2.3M. Conduct minor site renovations, reset of product and non-product, including Optical, Member service areas, and BOPIC Omni departments. Implemented complex rehabilitation, new construction projects, with full responsibility, planning, scheduling, cost/time estimating, from initial concept through commissioning. Accomplishments include:
Developed and implemented a roof inspection contract for the maintenance of BJ’s sites aging and sometimes failing roof systems for thirty buildings with an asset value of $35M. Projects included assessment, life expectancy, cost estimation, and a process for managing ongoing maintenance, reducing costs and damages.
Implemented a SOP of emergency response personnel during major events; key team members were assigned to individual tasks to minimize any shut down and product loss. Scheduling roof, site and building inspections, reserving generators, fuel tankers, contractors, and technicians to be onset during the event. Aligning one point of contact to communicate and update management and executive team of all impacted locations. Confirming all buildings are operating as normal reducing potential theft, destruction of building to ensure property is secure.

Managed a team of six supervisors and two hundred associates, some with disabilities, responsible for providing custodial, maintenance, and clerical support to over twenty government and private agencies. Oversaw all operations and solicited/bid on new business opportunities. Hired, trained, coached, scheduled, and managed annual operating budget of $1.5M. Accomplishments included:
Streamlined the Anubus government processing and scanning process contract by introducing a methodology, reducing downtime and errors, and increasing output; resulted in the turnaround from a $2,600 per day deficit breakeven.
Implemented a SOP and standardization on work order tickets for all operational personnel, eliminating a back log of over 2,000 work orders and establishing realistic due dates for all future work, leading to better customer relations, and lowering the number of duplications of work requests.
Negotiated and managed a contract to set up 2,200 emergency response kits to be in all Texas federal offices. Program benefited the organization by employing six individuals with disabilities and provide the organization with incremental income of $55K annually.
Improved the existing Texas Parks and Wildlife cleaning contract by providing 24-hour services, onsite supervision, and weekend coverage using a swing shift, which yielded better daily and weekend services with a quick turn-around time, Results reduced overtime budged by $2,500 weekly and provided the foundation for acquiring a $7M state-wide contract.
