Oversaw and managed and inspected new hydronic systems and mechanical vaults along with new medium voltage 15Kv and communication lines underground with encasement and new underground Electrical Manholes. Oversaw and phased project due to ADA stalls and trenching and excavation. Due to lack of a qualified QCM, I was by the IOR and Owner if I would perform as the QCM and limit my duties as a superintend due to the complexity of the project and impacts to SCVMC. Completed over seven thousand inspections, oversaw both the interior retro fit and unground installation as professionally managing site safety, materials check in. SWPPS L2 all submittal logs and created a preparatory log along with testing plans, submittal reviews, pay app for monthly billing, collaborated with owner and Quality Assurance Team, Inspections, field, and shop welding inspections, preparatory initial and follow up phases along with impact meetings with facilities and department heads.

SF CONSERVATORY OF MUSIC (Size 170,000 SF Value $120M), San Francisco, CA

Oversaw the overall construction operations and administration of a 12-story above ground, 2-story below ground new mixed-use building consisting of residential, teaching, and high-end performance space. Served as a Project Superintendent providing project planning scheduling along with the budget, day-to-day oversight and management, safety, quality assurance oversight, and direct technical to support facilities projects.

49 SOUTH VAN NESS (Size 530,129 SF Value $205M), San Francisco, CA

Planned and managed the construction for a new ground up concrete office building including two levels of below grade parking and sixteen levels of above grade including tenant improvement services. Led the design and general oversight during mobilization, site preparation, construction, commissioning, and occupancy during the pandemic.

333 12TH STREET (Size 147,000 SF Value $75M), San Francisco, Ca. Led the first planning phase and subsequent execution phases in the delivery of a new 200-unit apartment building located in SoMa. Features include standardization, modularity, repetition, and pre-fabrication of building components for efficiency and cost savings.

Superintendent OSHPD 2018 to 2019

Led and completed a New Sutter TI (CPMC) OSHPOD and MOB in San Francisco, CA in collaboration with the Pankow Builders ensuring compliance with contract documents and project schedule. Oversaw innovative DIRTT modular interiors MEP and the was the largest scale for health care interiors.

Managed interior finishes, all inspections and client walks, coordinated the delivery of materials, and monitoring of health and safety procedures.

Performed daily operations monitoring, enforced health and safety procedures, managed scope schedule and budget, and implemented quality processes and LEAN building.

Spearheaded subcontractors and managed the project closeout, while partnering with Project - QC Teams and field engineers daily.

Provided firsthand oversight to the overall construction operations of an $8 Billion Apple Campus 2 Interior TI, including safety, coordination, budget, and schedule. Supervised four sub-contractors, a large self-perform crew, and implemented quality processes and LEAN building.

Led First in Places for the client, approvals change orders, production work, and completion of scope to closure. Total area for installation of finishes was 3.5 Miles.

Closely monitored daily progress, all inspections, client walks, interior finishes, wood cabinetry, and MEP along with interior glass fronts from Italy. Managed Tim Cooks Office and Executive Lobby.

Managed QA/QC of overall construction work to meet project requirements.

Harris Corporation – SFMTA BART

Project Superintendent 2014 to 2015

Owned and directed an SFMTA Radio System Replacement Project. Brainstormed with the owner SFMTA, BART, EOR and build general contractor core teams focusing on a S.A.F.E design, feasibility, and construction documents. Developed safety and health measures to deliver a quality job on schedule and budget while meeting all CAL OSHA and QC Inspections and regulations.

Represented the prime during design pre-construction, construction, and progress review meetings. Developed safety procedures and implemented quality processes improvements, saving over $2M over 1.5 year as Project Super; successfully promoted to Construction Manager within 7 months.

Served as key interface in design construction and subcontractor oversight. Supervised construction activities consistent with scope, schedule, and budget.

Formulated and initiated process improvements to eliminate roadblocks and drive established conflict resolution processes. Supply contingencies and applied Value Engineering to the overall design of the projects.

Built a custom Hi-Railers Vehicles to support the project schedule in high level areas in the 7-mile Market Street Tunnel Site and all the stations within including 4 Bart stations and all the SFMTA mezzanine level stations along with the new CCTV center and twenty-one above ground sites.

Performed construction inspection activities on the City & County of San Francisco’s Public Utilities Commission with the Construction Management Bureau. S.P.O.T. Directed four crews and functioned as Project Engineer Representative for San Francisco Public Utilities Commission. Competent Person - Excavation, OSHA 500.
