WORK EXPERIENCES

Mahalo Properties LLC – June 2005 TO JUNE 2022

Director of Construction and Operations, Licensed General contractor, Home inspection school graduate. Land Development, Program manager, Superintendent, Custom and spec home builder, Remodeling and repair of all commercial and residential dwellings.

Land development:

Create and manage all project requirements for the development of a new residential and multi – family community(s) including but not limited to interfacing with internal staff and external architects and engineer partners while creating budgets and schedules for all aspects of the residential and multi – family community build.

Direct and assist land development team in preparing documents for rezoning and submit for approval to Zoning Examiner

Attend rezoning meeting with Zoning examiner and other Government agencies

Attend neighborhood meeting to complete City, County and State requirement prior to rezoning. Interface with Mayor and Council as required

Managed Development site progress for residential and multi - family build and participate in subcontractor and consultants and government agencies activity planning efforts to ensure that all company deliverables and requirements are met

Communicate with City, County and State personnel to receive necessary approvals to construct a complete community

Infrastructure development:

Manage and monitor infrastructure (curbs, sidewalks, street, and retention basin) build progress for residential and multi – family communities to ensure compliance with approved documents from City and State.

Directly engage Architects, and Geotechnical Engineers and vendors in the creation of grading, building and site plans. Create budgets, schedules and material requirements and ensure internal and external deliverables are met

Manage all utility(s) installation and ensure approval and availability prior to residential build

Obtain all approvals and documents for internal records and archives.

New construction Residential and Multi - Family ground up build:

Lead pre-construction meeting with internal staff members and external vendors and sales team prior to excavation and communicate with all trades regarding all schedules and budgets

Conduct a schedule milestones and communicate with vendor and trades to provide proper and timely support of residential building schedule

Establish and monitor any risk factors to manage and mitigate them to ensure that all trades schedule are on target and project is within budget

Act as a support and oversight of site superintendent (and at times, act as a site superintendent), tradesmen, vendors and internal and external personnel

Work with City and State inspectors to ensure that all tasks are completed in a quality, on time and on budget.

Responsible for promoting and ensuring site safety and a working knowledge of the day to day execution for the superintendent assigned project including but not limited to managing, coordinating and supervising subcontractors, vendors and other personnel.

Have a strong, solid and a very wide range of technical knowledge of the construction industry from Land development and infrastructure and house build and all aspects of residential and multi - family building practices and codes.

Identify decision-making issues and key stake holders, develop and implement strategies to encourage and obtain stakeholder and/or community awareness and support.

Compile and conduct progress reports, trade partner meetings, agency contacts, problem resolution and other reports for efficient project management and control.

Plan, organizes, manages, coordinates complex scheduling and budgeting tasks which also includes supervision of managers and superintendent and other professionals and support staff.

Communicate and support project manager and sales and finish carpentry team in ensuring that all buyer and buyer representative and City inspector discrepancies are corrected in a high quality standard

Complete all materials, equipment and tools removal per company checklist.

Perform a final walk through with project manager to ensure delivery of quality and clean product

Hand over final product with sales team for marketing

Additional experiences: Acquisition and sales (aka fix and flip)

Identify properties for purchase and perform a pre-purchase inspection on all residential and multi - family land and dwellings

Interface with all internal and external trades to solicit and discuss project build probability
