Serve as Grounds Maintenance Helper in an apartment rental property (Creekwood Apartments), maintaining the required property uniform and ensuring a professional appearance and attitude. Completes minor and routine service requests when requested by manager. Routinely observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct conditions. Repair, replacement and install light fixtures and fans using electrical wire, outlets, and switches. Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors and removing and replacing water heaters. Plans routing of pipes and location of fixtures, fittings, and systems components. Skilled ability to make necessary joints by welding, soldering, and cutting threads. Works with threaded, solvent weld, and acetylene weld pipes and fittings. Performs work involved in the installation, modification, and repair of new and existing utility, supply, and disposal systems and equipment such as sewage, water, oil, and gas distribution systems, and water closets, water heaters, hydrants, valves, and pumps. Ability to read and follow building plans, blueprints and wiring diagrams. Posts maintenance records of all equipment.
Maintain awareness of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts. Perform regular custodial duties around the property and maintain the common areas, including sweeping, mopping, vacuuming, dusting, removing trash, picking up trash, blowing the parking area and sidewalks.
