• Manage onsite commercial property personnel providing leadership to ensure excellent performance, organization, and site operation. Responsible for all performance and compensation reviews and career guidance.

• Prepare annual operating budgets, monthly variance reports, and quarterly budget reforecast reports for each property.

• Prepare and deliver owner reporting packages including budgets and business plans, recommended marketing strategies, and Monthly Owner Reports.

• Conduct monthly property visits and maintenance checks, ensuring that all facilities are functional, safe and follow city and county regulations.

• Manage all operating expenses, within or below budgeted levels.

• Oversee all aspects of capital improvements and required maintenance including bid solicitation, contract award and execution, and vendor management through contract completion.

• Coordinate with accounts payable to ensure timely invoice processing, coding, and payment.

• Verify on-time rent and fee collection with accounts receivable. Follow-up with tenants as needed.

• Support required court proceedings as needed.
