Managing facilities of multi occupant’s office building 15.34 million square feet at NCR & Kolkata, with retail outlets & food courts (F&B) management

Manage a team of IPM partners and monitor, conduct and manage the weekly, monthly, quarterly, checks and audits of each property and identify and address the issues on priority.

Ensuring effective operations of all utilities in the facility - DG Sets, Transformers, HT Panel, LT Panel, MDB, SDB, DB, Deep freezers / cold room / HVAC systems - chillers, AHU’s, VFD, Cooling towers, Integrated Building Management System (BMS), UPS room, Server room, Escalators / Elevators (Low/high speed), Fire Detection System, Fire hydrant & sprinkler System, water treatment plant, sewerage treatment plant, effluent treatment plant, Plumbing & drainage system.

Electronic & Physical Security management, visitor management & Upkeep of all safety, security

& surveillance systems.

Electronic (RFID/App based) & Physical Parking management.

Zero beak-down target approach. Recording, monitoring & analysing the equipment health status, break-down history, investigating the incident if any & sharing the learning’s.

Ensure all reactive, preventive, predictive & condition-based maintenance works are carried out at all sites effectively & efficiently.

Ensure effective complaint handling system & resolution of all complaints/requests within pre- defined time periods (TAT) through Facility Helpdesk Management.

Adherence to statutory compliances and fire safety norms of the building by organizing regular fire fighting & earthquake evacuation drills.

Managing external stakeholders in the areas of government administration, regulatory compliance and coordinate effectively with local district / provincial regulators as well as local technology administrators.

Lead and anchor the transition process to ensure smooth handover of the completed project to end user / customer / Services team.

Ensure all contract closure and ensure commencement of Defects Liability Period (DLP) as per contract terms and conditions. Coordinating all issues covered under DLP with contractor & OEM.

Finalising the SLA with vendors / service providers & ensuring timely renewal of all service contacts / AMC’s.

Reviewing daily/Weekly/Monthly MIS of all sites & generating client specific MIS and updating the MD.

Create and oversee the implementation of Annual Maintenance Contracts. Raise RFQs to external companies and subcontractors for AMCs.

Engage and manage subcontractors and service providers ensuring that business disruptions are prevented.

Infrastructure renovation, fit-out, up-gradation, modifications & capacity enhancement of existing facilities with cost effective measures.

Manage all aspects of client engagement; from pre-sales, to conducting demonstrations to understanding clients’ needs and on boarding the client into the System.

Manage Asset up gradation, improvements in utility & systems and report on the progress and utilization.

Act as a lead for matters relating to Health and Safety ensuring Health and Safety processes are implemented and managed consistently.

Establish internal and external benchmarking process for property management services and OPEX / Service Charge (CAM) budgets and running cost-effective operations within budgetary guidelines.
