Qualifications

For the previous 37 years I have been involved in Property and Facilities management for different employers. I was directly responsible for hiring vendors, working within budgets, completing capital budget projects, and working with various customers to meet their needs. Work History

February 2013 to May 2020 Facilities Manager for California Community News I was responsible for the maintenance and building systems of a 325,000 square foot facility located in Irwindale, CA. Responsibilities included maintaining the HVAC systems, Energy Management system, plumbing repairs, carpentry, electrical, air compressors, air driers, lighting, and janitorial service. These repairs were performed by my maintenance crew which I managed or by outside contractors who I hired.

Oversaw the maintenance of SLS2000 and 3000 inserting equipment. Managed a crew of 7 technicians to perform repairs and preventive maintenance. Developed a preventive maintenance schedule for the equipment and ordered parts for the equipment while keeping expenses at or below the published monthly budget.

September 2007 to September 2010 Quality Services Regional Manager for Dent Enterprises I was responsible for overseeing the Quality Service Inspectors for Dent Enterprises, Inc. for the Western United States. This was a program I helped to develop. Responsibilities included direct interaction with inspectors to make sure they performed their duties inspecting properties we were responsible for. I reviewed Quality Services Inspectors inspections for accuracy. I routed inspectors to optimize their performance. I performed site inspections with Quality Service Inspectors. I was also responsible for visiting locations in Southern California to inspect and meet with customers to review the performance of our contractors.

March 2004 to August 2007 Quality Assurance Manager for Dent Enterprises for Southern California, Arizona, and Nevada.

I was responsible for hiring contractors at or below budget to perform exterior maintenance at locations in the areas listed above. I inspected these locations on a monthly or bi-monthly basis to make sure the quality of services provided matched our specifications and our customer's expectations. September 2003 to February 2004 Project Manager for East Coast Sign Advertising I coordinated the fabrication and installation of signage for customers using our in-house fabrication and installation crews or by working with approved subcontractors to complete projects under budget and to our customer's satisfaction.

March 1996 to July 2003 Special Projects Coordinator / Regional Facilities Manager for Pep Boys, Inc.

I coordinated the roll outs of special projects such as the APD program with different departments to Pep Boys locations nationally. I oversaw the implementation of our corporate HVAC and roofing program. I helped develop, maintain, and complete the approved property management capital budget. I performed site visits to locations for special projects and locations I was directly responsible for. I was directly responsible for maintaining 63 locations in New York, Pennsylvania, and New England. February 1993 to February 1996 Maintenance Expediter, Pep Boys, Inc. Directly responsible for maintaining 130 Pep Boys locations. Responsibilities included hiring vendors to perform repairs, meeting with Pep Boys construction managers to review the punch list for new store openings, developing and completing approved capital budget projects. I performed site visits to each location I was responsible for in the eastern United States. I met with store managers to review their needs for their locations.

April 1989 to January 1993 Maintenance Supervisor, Pep Boys, Inc. I oversaw the property management Help Desk and agents. I was responsible for overseeing the maintenance at Pep Boys Corporate office. I was also responsible for the maintenance of 65 Pep Boys locations.

December 1984 to March 1989 Maintenance Technician, Pep Boys, Inc. I was responsible for low pressure boiler maintenance, HVAC repairs and maintenance, electrical repairs, plumbing repairs, roofing repairs, and general maintenance at Pep Boys Corporate Office and local Pep Boys stores in the Philadelphia area.
