EXPERIENCE

General Manager – CBRE, Inc. – (October 2016 – Present)

Hired in October 2016 to oversee transition of 1.2 million sqft, nine (9) building asset for the master servicer from foreclosure to final disposition.

Currently responsible for oversight of six (6) assets comprising of four (4) separate ownership groups.

Successfully transition nine (9) assets from the master servicer to long-term hold purchasers while maintaining management assignments for six assets. Assisted in the successful disposition of all nine (9) buildings. As a result of the interactions with potential purchasers we were been able to retain six (6) of the management assignments as the remaining three (3) were purchased by the previous developer for residential use and a private university, respectively.

Oversight included day-to-day operations and accounting functions reporting directly to ownership.

Successfully negotiated and settled an outstanding operating expense audit between full-building tenant and ownership which resulted in $342,000 savings from the anticipated ownership liability. Tenant subsequently renewed in place as a direct result of our dealings during the operating expense audit negotiations.

Successfully developed and implemented the capital program for this lease renewal which included exterior façade restoration, parking lot repair, parking garage restoration, renovation of sixteen (16) base building restrooms and main lobby façade and atrium renovations. Total project costs; approximately 3.9 million.

Transitioned eight (8) third-party maintenance staff to CBRE in-house positions to maintain the day-to-day operations of the asset. Managed twelve (12) person staff, to include property management staff.

Assisted leasing team in the leasing of 400,000 sqft of vacant and renewal space. As a result, provided oversight and ownership representation for $3.0 million in various TI projects.

Assisted in the successful disposition of all but one (1) building which has not yet conveyed. As a result of our dealings with potential purchasers we have been able to retain two (2) of the most recent management assignments created by previous owner disposition.

General Manager – The John Buck Company – (July 2009 - October 2016)

Hired in July 2009 to provide day-to-day general management and oversight for the JBC Washington, DC portfolio. Current responsibilities include oversight of two (2) JBC Funds owned assets consisting of approximately 341,920 sqft as well as one (1) third-party assignment consisting of 177,525 sqft. During my current tenure:

Successfully transitioned three (3) properties consisting of 518,945 sqft into the JBC portfolio. Subsequently transitioned JBC Funds property through due diligence and closing resulting in retention of the management assignment on a third-party basis. This was a direct result of the property team’s effort during due diligence as well as tenant interviews conducted by the purchaser. To-date, this third-party assignment has been renewed twice without going out to bid.

Implemented JBC-wide standards within the market as it related to customer and client services, as well as standards for all vendor-provided services.

Oversaw the property management function and assisted in project management of a 4.8-million-dollar building rehabilitation which included new fire alarm installation, complete elevator modernization, lobby and entrance renovation and, the addition of a tenant-only amenity package which included building conference and fitness centers.

Maintain the oversight of a four (4) member engineering team as well as an assistant property manager and tenant services coordinator.

Responsible for all property-level accounting functions including preparation and submission of the property’s annual business plan, monthly and quarterly financial review, as well as loan administration relative to capital funding.

Oversee lender compliance reporting and lender liaison as well as responsible for capital and equity tracking and reporting to include preparation and submission of lender required funding package for all capital expenditures.

Day-to-day customer, client, lender and vendor relations.

Through the implementation of our service guidelines, the DC property team has consistently maintained or exceeded the benchmarking provided by our annual Kingsley tenant/client services surveys.

Transitioned a Washington, DC landmark building listed on the federal register of historic buildings consisting of 177,000 sqft from 98% occupancy to approximately 45% occupancy. This transition included oversight of a lobby and entrance renovation, elevator modernization, BAS/DDCC system upgrade/replacement, complete fire alarm replacement and demolition of all floors to a shell condition which also included asbestos abatement.

Assisted in the project management/MEP turnover for the 20,000 sqft Joe’s Seafood Prime Steak & Stone Crab restaurant.

Continue to maintain good relationships with third-party client/investors directly associated with this portfolio.

Property Manager- Vornado/Charles E Smith – (February 2008 – June 2009)

Responsibilities included the day-to-day oversight of a four (4) building, 683,000 sqft portfolio in the CBD.

Responsible for all accounting and customer service functions.

Oversaw and provided project management for a 2.0-million-dollar chiller replacement which was completed on time and within budgeted guidelines.

Provided project management for numerous TI projects for all four (4) buildings.

Asset Management Operations – Beacon Capital Partners (BCP) - (January 2006 – January 2008)

Provide oversight of third-party management firms and internal employees for the implementation of company-wide document management hosted solution platform for approximately 31 million sqft in the U.S. and Europe.

Develop and implement the Standard Operating Procedures (SOP) and training for BCP and third-party management firm employees on the use and maintenance of the hosted solution as well as their specific duties and responsibilities.

Oversee and maintain the user database for this system.

Assist in the oversight of third-party property management firms for 21 million sqft in four cities (Washington, D.C., New York, Boston and Chicago) including the review of financial reporting packages, annual budgets, contract administration including negotiations with outside vendor organizations and review of incident reporting procedures.

Review of third-party contracts for vendor services including drafting, review and negotiation, cost and quality tracking.

Assist in operational due diligence for new building purchases reviewing leases, contracts, and budgets.

Property Manager - Cassidy & Pinkard – (June 2005 – January 2006)

Managed the day-to-day operations of 185,000 square foot, four-story building consisting of the Departments of Interior and Commerce, and Office of the Inspector General.

Worked with and interacted daily with owner’s on-site representative.

Vendor management for all contracted services, financial performance of the building, to include reconciliation of delinquent Government base rent, clarification of TI dollars spent vs. not spent, annual budget, accounts receivable and payable, and monthly and quarterly financial reporting.

Project management for Government TI renovations totaling approximately $800,000 including restroom renovations/ upgrades, new conference facilities, and other miscellaneous improvement projects.

Project management for the reconciliation of a 4.5 million dollar base building renovation, including a new lobby/ entrance and exterior canopy, restroom renovations for all floors as well as the addition and consolidation of new restrooms, as well as a complete resurfacing of the parking lot including numerous areas of full-depth repair.

Facility Manager – Unicco Service Company (January 2004 – March 2005)

Responsibilities included direct oversight for the day-to-day operations of 1.3 million square foot, eight-building campus environment encompassing locations in McLean, Vienna, and Reston, Virginia and Columbia, Maryland.

Duties included the direct oversight for the day-to-day operations of the facility and its 130 plus employees including building engineering services, administrative and accounting, landscaping, janitorial, and special services technicians.

Successfully provided staff development while improving morale at this assignment.

Additional responsibilities also included financial reporting for facility revenues, accounts payable and receivable, revenue billing, call center operations, and maintaining customer relations with key customer operational and accounting contacts.

CarrAmerica Real Estate Services, LLC (July 1998 – December 2003)

Assisted four (4) properties as interim property manager during transitional periods following acquisitions implementing corporate standards and procedures, creating the initial operating budgets, reconciling and resolving tenant accounts receivable issues, reviewing property financials and providing project management for special and/or capital projects.

Served as interim property manager for 1575 Eye Street upon acquisition by the REIT, resolving back rent, operating expense and service billing issues with the United States Government and implemented security and emergency procedures with a tenant base primarily consisting of GSA leases including the Federal Aviation Administration and United States Air Force.

Directed the process for the successful biding of a nine (9) property, portfolio-wide parking facility and janitorial services bid requiring the successful janitorial contractor to manage other property contracts such as metal maintenance, wood refinishing, interior landscaping, trash removal, and pest control, thus reducing the number of invoices generated to the property from approximately 60 per month to 4 quarterly invoices.

Assisted in new business research, proposal writing and presentation of services for potential facility clients.

Worked with and coordinated nation-wide team members during new business efforts to include implementation of cross-discipline procedures and business plans.

Initially oversaw the start up portion for critical systems information for a 17-site, national facility assignment consisting of data centers (co-location sites) and Internet Service Exchange (ISX) facilities to include the implementation of a web-based preventive maintenance program.

Performed full scope lease administration for each of the 17 sites and served as the project accountant for this project.

Served as facility manager for a third-party technology client responsible for the day-to-day oversight of the facility operation.

Responsibilities included the development and oversight of a $5.6 million operating budget for three (3) locations representing facility functions that did not previously exist.

Reduced the facilities operating expenses by $80,000 in the first 60 days by evaluating and reducing frequencies and implementing controls without reducing the level or quality of service.

Realized an additional annual savings of $84,000 by implementing a standard supply purchase program.

Reduced the client’s annual leasehold responsibility by a combined $883,842 by marketing and subletting unused office space throughout the United States.

Equity Office Properties Trust, Arlington, Virginia (December 1997 – July 1998)

Assumed the Assistant Property Manager role as a result of the Equity Office Properties Trust acquisition of Beacon Management Company.

Originally hired by Beacon Management Company in the capacity of Operations Manager to oversee the day-to-day operations of 902,371 square foot project consisting of two (2) buildings occupied by DOD and their affiliated contractors.

Provided oversight of the lease administration and startup procedures for the MRI accounting system as a result of the acquisition.

Successfully managed all construction fees and costs associated with the GSA leasehold capital improvement program totaling approximately $6,000,000.

Drafted the general contracting services RFP for the renovation of a 24-restroom portion of the project valued at $700,000.

Provided project management representing ownership for a private tenant TI project totaling $97,000.00 with no allowance overage.

Property Administrator - LaSalle Partners, March 1992 – September 1997

Provided successful project management for a $130,000 capital improvement project in conjunction with a GSA lease renewal at the Ballston Metro Center which included re-carpeting and re-painting of 38,360 sqft of occupied tenant space during non-business hours with no inconvenience to the tenant or budget overrun.

Developed and put out to bid, a general contracting service RFP valued at $260,000 for the TI build-out in conjunction with a new lease for 14,966 sqft of raw space located at 1010 North Glebe Road, Arlington, Virginia.

Performed contract administration for the Balston Metro Center and 1600 Duke Street.

By re-bidding or renegotiating various contracted services, we realized a cumulative cost savings of 17% over previous year expenses.

Co-authored an extensive General Contracting Services RFP for a $420,000 base building renovation project.

Assisted the on-site property manager by providing day-to-day project management during the capital project.

While serving in this position at the Reston Town Center, Reston, Virginia, duties included assisting the property accountant with accounts payable procedures, preparing the property’s annual administrative audit, authoring of various property-related manuals for emergency procedures, tenant relations and crisis management.

Compiled, analyzed and tracked sales results for 47 national and local retail tenants.

Prepared RFP’s for various contracted services, to include elevator maintenance, trash removal, janitorial, metal maintenance, etc.

Prepared RFP for the successful portfolio group bid of approximately 19 million square feet for the uniformed security services contract.
