Luxury condominiums Building Size 400,000 Sq. Ft 10 story high rise building with 265 units plus 40,000 Sq. Ft of commercial space.

Daily operations:

Proficiently maintain and service following types of equipment.

Monitors, tracks, and drives continuous improvement of maintenance department using appropriate KPIs.

Responsible for planning, budgeting, and scheduling facilities modifications. This includes cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.

Selects and manages contractors and subcontractors. Inspects construction and installation progress to ensure conformance to established specifications.

Manages, reviews, and maintains facility related contracts. Oversees building space allocation, layout, and services.

Manages personnel and workers engaged in facility maintenance. This includes scheduling repairs and maintenance of utilities that provide heat, steam, electric power, gas, or pneumatic services.

Monitor and inspects a 10-ton cleaver-brooks boiler equipment, computer terminals, switches, valves, gauges, alarms, safety devices, and meters to detect leaks or malfunctions and to ensure that equipment is operating efficiently.

Activate valves (blow down) to maintain required amounts of water in boilers, to adjust supplies of combustion air, and to control the flow of fuel into burners.

Monitor boiler water, chemical, and fuel levels, adjust maintain required levels.

Observe and interpret readings on gauges, meters, and charts registering various aspects of boiler operation to ensure that boiler is operating properly.

Test boiler water quality or arrange for testing and take necessary corrective action, such as adding chemicals to prevent corrosion and harmful deposits.

Analyze problems and take appropriate action to ensure continuous and reliable operation of equipment and systems.

Operate or tend stationary engines, boiler, and auxiliary equipment such as pumps, compressors, and air-conditioning equipment, to supply and maintain steam gas boilers to heat building.

Managed, and coordinated the routine continued operation of the building during multiple construction projects including, lobby remodel, elevator retrofit.
