Responsible for facilities management and soft services leading, coaching, developing and mentoring the onsite and contracted IFM team(s) to deliver all client and contractor KPI and SLA targets. I managed, repaired and maintained all operating equipment, including, but not limited to all pumps, motors, boilers, chillers, etc. for this dual 44 story Highrise. I operated, repaired and maintained all electrical systems, refrigeration systems and equipment. Authorized all scheduled painted surfaces as needed, and equipment. I operated and managed lighting and related equipment systems. Maintained all plumbing and related equipment and systems. Repaired and maintained all appliances and equipment and physical plant. Repair management of all guest room furnishings, equipment and physical plant. Replaced light bulbs, fixtures, televisions and radios. Repaired and maintained lock and key system. Performed minor construction work. Performed necessary inspections and repairs (as required & designated to kitchens and restaurants equipment and furnishings). 13 Elevators on site that required 24/7 monitoring due to 4 of them were high rise operation only. Maintained par stocks of essential parts and associated materials and products used for operating, repairing and maintaining the Highrise Condominiums. Maintained accurate logs of equipment tests, (such as fire alarm systems, emergency lighting, fire extinguishers, etc.) repair and preventative maintenance logs, monthly reports, daily walk reports, meter readings, etc. via BAS/EPMS Siemens Controls. I maintained an open working relationship with GM, AGM, and PM, and the Corporate DOE.
