Responsibility

Initiate, Plan, Design, Procurement, Construction (Execution), Close out these five steps process I am handling now .

Commercials part like tendering, Costing, rate analysis, negotiation & vendor finalization.

To prepare the Comparison which is received quotation from different vendors, rate negotiations and vendor finalization along with client.

Cash out flow, Cash flow projection & Budgeting etc..,

To prepare the checklist & certifying the Vendor Running bills based on the checklist which is certified by execution team .

Reconciliation for Client scope of materials (Like Steel, Concrete, tiles and Marble).

To raise the work order & purchase order through ERP &SAP for all vendor works along with Client.

Contractors bill checking based on purchase order terms &condition.

Maintaining complete records of work done at site.

Precisely calculating the quantities with reference to the drawings issued and the technical specification for preparing the BOQ(Cross Verify after received from Architect).

Analysis the rate as per the rates obtained on material, labour and sub-contractor items.

Identification of extra items, preparation of rate analysis of those items & getting approval of extra items from client.

Maintaining drawings and records thereof including date of receiving and issuance of drawings etc

Preparing Master schedule (Pre-construction, Construction &Post construction stage) and tracking the schedule in micro level with respect to manpower, material and required resources (daily, weekly and monthly basis).

To conduct the meeting with vendor along with client team and this same to prepare the Minutes of meeting.

Coordinating with Consultant for RFI rising & drawing follow up.
