Duties: Full charge manager $5M a year. Arrived at this property and the Occupancy was 69%, when I departed the Occupancy was 97%. Handle the full range of property management responsibilities that includes: recruiting, screening, hiring, orientation and evaluation of business office, security and facilities maintenance staff, leasing program administration and contract compliance oversight, tenant relations and emergent problem-solving, property advertising and marketing, collections and banking, turnover inspections and walk-throughs for potential new residents, annual budget preparation and cost/expense control, payroll and computerized fiscal administration / bookkeeping, and management of the facilities maintenance, repair and upkeep program. Represented Company in court for all legal matters pertaining to property. Maintain personal proficiency in Nexus, software, proprietary to the property management discipline. Audit, approve or deny and submit all invoices for payment generated by the complex. Initiate, expedite and quality check all contract repair and new construction projects for property maintenance and improvements. In charge of an office staff of 3 associates, 1 site security personnel on a 24/7 coverage cycle, and a team of 3 maintenance.

General Manager 2017 - 2018

Duties: draft and enforcing community rules and regulations. These rules govern behaviors that are intended to help maintain a visually appealing neighborhood while protecting property values. Rules and regulations usually govern landscaping and home maintenance requirements; on-street parking; building additions; and exterior home appearance. An HOA manager monitors community activities, hears complaints from homeowners, and investigates and resolves issues.

Manager mediates disputes and conflicts between neighbors in the community the manages. For example, she may handle complaints about excessive noise, encroachment on property lines or violation of rule. Issue fines against non-compliant homeowners if rules are consistently violated.

Responsible for the general maintenance and upkeep of common areas in a community. Responsible for maintaining a community's swimming pool, park, tennis courts or sports complex. Retain a landscaping company to cut grass and care for plants and trees, or oversee a pool-cleaning company that performs routine chemical checks. Ensure that neighborhood equipment, lighting and gates are all in good working order. Handles the financial matters of the HOA, including the collection of association fees from residents. Work in coordination with a council or board comprised of community members who live in the neighborhood. These board members help facilitate neighborhood meetings; keep residents up to date on changes to rules and regulations; and serve as unofficial internal representatives of the management company. Conduct annual elections to select new board members.
